4architect or anyone with experience, Which is more expensive, laying slab or roofing?

slabs cost around kes 3000 k per m2 including rebar reninforcement. roofing, using high end stone coated roofing tiles costs kes 3000k per m2 including timber trusses. Both cost the same for high end roofing...

@4architect.....3000k ?? You meant 3k or 3000/- i suppose so. My local construction tell me i divide a house into four:
1. Foundation
2. Katikati
3. Roofing
4. Internal finishes(plumbing/wiring/ceiling)
Costs are almost equal.

i meant kes 3000

Hi a4A, thank you for sharing. BTW, as much as we don't pay for it, I pray Luke 6:38 for you. God bless
Am redoing my bathrooms/toilets. Developer had put fabrications that are of poor quality (rusting, breaking, etc). I need to get the adjustable shower water heater as well as a full set of fittings: WC's, taps, sinks, taps, etc. Any recommendation for "good" quality stuff for own house?

I recommend the same too. If you can wait for their sale which happens around June or July, it is really worth it

Or better yet do secure managed WIFI. save on cabling costs and replacing data points which is quite disruptive.
contact is sales@sartor.co.ke

A number of factors would help narrow down the pricing for you
1. Location and Size of the building I.e length height and breadth.
2. How many users do you expect to use the connection.
3. Authentication method I.e each user has their own login(I highly recommend) or just one password for everyone.
4. Do you intend to do bandwidth management I.e movie downloads restrictions and streaming.

@architect, plumbers, fluid mechanics experts and the other members.I am having challenges with water pressure in the 5th and 4th floor of a block of flats. The water is down-fed (Mains goes up to the top floor and then distributed downwards from there directly). Tanks are only used when there is no water in mains.
Would converting the system to up-feed help? i also have many cases of air locks on top 3 floors

This largely depend on where your flat is located. there is multiple companies that can offer quality services around Nairobi. The cost varies significantly as you move out of the center.
paste here the general location of your flat, No of rooms to be covered and preferred security- then we can advise you accordingly.

@oops, look for a registered physical planner who will apply for the change of user on your behalf.

I have a copy of a Juja land title that I need to confirm official details (ownership, size, encumbrances, etc).
Where do I start?
What is the procedure?

a4architect, construction gurus and Mr Singh... a question
What is the assumed transport component when we give costing per square metre e.g. Kshs 25000 - 30000 for moderate finishes, for a block of flats?

Does it make sense for someone doing a block of flats, having raised 7m, to put downpayment (say 3m) for a tipper truck (6.9m Eicher) and be the primary "customer"for this truck, with the occasional side jobs to help sort out the repayments / running costs - about 160k p.m. for a 36 month loan at 16%, while the rest of the money be utilised to start off the project

Will the developer have "saved" directly by being own "customer" to convert the cost of transport to repayments for truck?
