Labour cost accounts for approx 1/4 to 1/5 of the total cost & very troublesome to monitor and control.

Torn between using plywood and PVC T&G for ceiling, anyone with personal
experience with the two?

The costs were as follows
Transport - for all my materials, I negotiated for an all inclusive cost delivered on site. For small items I used my small van
Water - I bought a water pump and pumped water from a nearby river. Chasing kanjo water connection.
Power - I had already connected power to the site store at a cost of 35k. However wiring & electrical fitting will cost approx 120k
Security - one Askari @ 5k monthly
Stores keeping - I had a site store and scheduled materials to be delivered on demand to reduce pilferage

Very informative post especially the accurate costs African parents don't know how to say sorry.. the closest you will get to a sorry is a 'have you eaten'

@mungaits, Did you use the fundi that @kyt was talking about? How have you done the toilets and what method will you use to collect the rent?

@chaka, nope, I used another Fundi and his team referred to by a colleague. He has done a great job.
I've done a cemented pit latrine (ile ya kutoa na exhauster) and a soak pit for the bathroom water.
As for rent collection, will use aa agent, sitaki stress za chasing tenants!

Asanteni @mungaits, thats impressive, very impressive and the cost units make alot of sense, i calculated u would need 2 and 1/2 years for ROI.... Kindly post some photos on where you have fikad on the mjengo currently. the warmer the blankets, the colder the future
