Structural Insulated panel houses are houses made of Structural Insulated Panel walling and Roofing-see Wikipedia http://en.wikipedia.org/...ctural_insulated_panel.
SIP houses are rapidly replacing the traditional brick and mortar type of houses worldwide. In developed countries such as Australia and U.S.A, this is the preferred mode of construction and is the new ‘buzz word’ around the construction industry world.

The SIP panel is made of two thick metal plates with polyurethane insulation sandwich in between. Polyurethane is the material used in heavy duty industrial air conditioners due to its superior insulation capabilities.
The SIP hoses are designed to withstand heavy wind load, earthquakes and extreme weather conditions such as snow and high temperatures.
In Kenya, this new technology is already here with us. The Chinese roads construction company offices at Kasarani directly opposite Warren Concrete are a good example of this.

Advantages.

1. Cost Saving.
The use of SIP panel in construction saves over 50% of the total construction costs.
There are several ways that this cost saving is achieved.

SIP panel houses are light weight. This means that there are no expensive excavations and concrete footings in this method of construction. This cuts the cost of a traditional foundation by 75%.

It's easy to say that one can save 50%, but why not give a real cost comparison here?

Where can we buy them in Kenya? Any manufacturers/agents/dealers?

afrohomes deal with cement based SIPs. Cement is an expensive building component.
The best SIPs are made of steel which can be used for wall and roof. The offices for Sino Hydro road contractors opposite warren concrete in Kasarani are a good example.

ok, i'll go have a look.
do they have the Cement ones too?
afro homes guys explained that they only use cement for the exterior walls for security.
the have the option of the chemical fillings too.

NMT:
- Whats the size of this four bedrooms house?
- Is it 200 Sq meters, or more or less?
- Whats the construction period?
- Do you have or have you seen a sample house that people can view?
-If so iko wapi and what do we have to do to view?
-Whats the thickness of the walls?
-Can criminals put a spear through those walls at night?
-Would you have a floor plan?
-How a bout a photo/picture of the finished thing?
-Ama website. Pls dont direct me to the afrohomes site becasue they do not have any.

Pls respond fully to the above querries.

Steel SIP house
1. The 4 bedromed house is 90 m2.
2.Construction period is 2 to 3 weeks after all material gets to your site from the factory in China.
3.There is the Chinese roads construction company at Kasarani directly opposite Warren Concrete. You can call the receptionist-a lady called Kate . She will gladly show you around the offices that are built with this method. We import the houses from the same Chinese company that supplied the Kasarani houses http://www.cdph.com.cn/.
4.The walls are 50mm thick.
5.The jointing is tight and safe so criminals cant break in. Even in a normal stone house, criminals can easily enter through the roof.

The cost per square meter is KES 17,000.
8.It costs +- KES 1.5M to construct the house.

The price is not as cheap as I would have expected. However, one needs to compare the different building types with regard to safety, durability, cost implication etc, and then decide.

SIP houses are safe,durable and save alot on costs. They also guarantee perfect workmanship and have no structural failure as opposed to the normal houses where structural failure such as cracks is common due to poor workmanship/materials.

The house drwing on your site looks llike a container box (no insult intended).
Would you have a design for a garden estate or runda type house, about 200 meters plinth area?
If so, point me to the site where i can see the drawing or photo/picture of the finished product and also give me the cost per square meter. I dont want to look at offices. Iwant to look at residential houses.

This is good, i find the way we build our houses too laborious, it is exciting to see alternatives, i guess security issues have been behind the way we build houses like fortresses. Think of how to make the cost lower.

I am also very interested in SIP based houses - but would like to know about any drawbacks. -> It's called making an informed decision.

the drawback is mainly if the overall house design has not been designed to your taste-most SIP houses are box-like. This problem can be solved by having your SIP house architecturally designed. Another drawback is if you are in the coast region, the steel might rust faster due to the salt.

I beg to differ with you we have been designing and bulding with steel SIPs for over 15 years and the designs are limitless, every thing we do is custom
