At the risk of sounding really ignorant, where is Membley?

membley is behind clay works just after Kenyatta university along thika road. The area has controlled development. A friend of mine is selling a plot there but its located in the swampy part of membley. R u interested?

Swampy may prove tricky later. Are the other plots developed? What are the selling points for the area?

The main advantage is that with controled development, the area wil appreciate in value n b like the neighbouring kahawa sukari estate

Thats a point. I am looking at Google world and I can see the railway line traverses the area, is this a good or bad thing? are there plans to introduce decent commuter trains to and from Thika because this would definitely be a big plus?
The problem with swampy ground is that the existing ground is poor for the building and infrastructure foundations and even though, with a good engineer, someone may excavate and tip off site the existing material and then replace with imported fill(after efectively draining the swamp), there are always issues with differential settlement of thick depths of fill founded on unsuitable ground. secondly, swamps take long to clear because much of the water is underground, therefore we cannot rule out seepage through the fill leading to issues with dampness of the walls and localised collapse of made up ground.

Are there any available plots not at/near the swamp? How much are the plots going for?

the easiest way is for u to take a drive there and as you enter, there are many signboards for various land selling agents then you call one and physically see.
The place borders ruiru town on one side ant thika road on the other and has potential for value appreciation.

The area has nice plots in murram and some in normal soil. There is one in a very wonderful site but the owner is not willing to take less than 900K.Considering that it has no lease document processed, and you can get one with all documents ready at around 700k,i think i am willing to wait.At around 700k-850k ,you can find one in a good place.

membley has really developed; on-going maisonette constructions are too many. I hear 80 by 40 plot in a nice location there is going for 900K-1M.
BTW how comes Raiply dont want to develop their prime land which is next to Thika rd at Clayworks?

@ jitahidi, it is their choice to develop or not, after all, the land is theirs.
