kantafu plots along kangundo road

hello wazuans,
has anyone of you bought plots along kangundo a place called kantafu? my parents bought plots (through shares)plots (50*82) sometimes back in 1991. the company called kantafu is currently located at marriam arcade near mololine stage (nyamakima). i went there last week and they told my parents should pay the following;
>23,500 for title deed
>7,000 to be shown where plot is
>1,000 for digitizing the process.
these are payment costs per plot.

at how much is the cost per plot nowadays?

You can cut down the 7k per plot by getting yourself a good surveyor and make him your friend to get friendly rates and help you with replacing beacons. I once took a friend to look for some plots his mum bought in the area. The area is really vast and spreads for kilometres through the many phases (up to phase 12 I guess). Another way would be to visit the market and get to know who the old residents are and get some general bearing from them.

From what I gathered is that the price per plot depends on the location/distance from the highway with prices ranging from 750k to 350k and plots sizes are between 40x80 and 50x100. There was an acre going for 2.8M touching the tarmac.

thanks @its2013, in fact they told me that my moms plot is the one near the highway (on your right on your way to Tala and my dads on your left but far much interior). if i happen to pay for their title deeds how long should i wait? i have never dealt with land matters before.

Seems your plots will be easy to identify.
I can't say how long the title deeds will take.. I haven't dealt with plots from Kantafu. Maybe when I get an update from my friend of his progress I can share it with you here.

What prices have you encountered? For the prices I have mentioned they were being said to be that price because they have title deeds and are right on Kangundo road or just very close.

@its2013, as I said, Price could be acceptable if plots touch Kangundo road. For Kantafu area though, those Prices to me still leans on the higher side. You would expect those prices to be for areas much up the road, towards KBC.. Just my thoughts.

Yea KBC is more prime at the moment. I think it's the numerous brokers in the area who are pushing the prices higher than it would be plus the perpetual rumours of another Wilson Airport opening up in the area and rumours of prominent people buying large tracts in the area. Also several developers have sunk boreholes and electricity connections have been increasing. Generally investments in the area have become a bit speculative especially since Estates started being developed (Casa Mia, Mutindwa etc) but, in my opinion, still more reasonable than Nairobi or Mombasa rd/Namanga rd areas.

My dad has 8 acres in Kantafu with title deed.
There are around 1 KM from the road, and he wants to sell 1 acre to finance some project.
He wanted to sell 1 acre at 1.5 M negotiable.
