Selling Equity and Coop to Buy 40 by 60 plot at Utawala

I am planning to dispose 20k Equity Bank shares and 20k cooperative Bank Shares to buy a plot at Utawala at a cost of 450k.Should i wait for the end year results or i should make a move.My feeling is that the results may not be impressive enough to move the shares.Kindly give advice.

Let me not say much about the prospects of the share prices BUT I have a feeling the Kaplot is too small for that amount. Unless it is a prime commercial plot next to the main road and NOT on cotton soil, then for me the deal is not attractive.

Are you disposing shares at a loss? Don't have much experience with land but I generally find people are willing to wait much longer with land than shares.

Assuming today is 20-Mar-2011, how much is it likely the shares would give you versus the land for speculative purposes?

Assuming today were 20-Mar-2012, how much then?

Follow your goals/ heart. Personally, i would wait for the nse prices to stabilize and sell when most shares are trading at PE of 15-20.

if u r buying a plot, have a plan first i.e what do u want to do with the plot? develop rental units or shops/ how much will u make as rent? once you come up with the plan, buy the plot and immediately seek for construction financing because just buying the plot without constructing on it will not generate income. most banks give 80 to 100% financing on a good feasibility study and when you own the plot.

Hard to choose for anyone,but I would wait for 12 months may be the country economic prospects may skylocket the stocks.The plot is also good but where can you get commercial plot for 400k?and be in a good commercial location.The 400k may not be enough....I bought a plot for similar amount(Embakasi) but i couldn't find anywhere with strategic location..so now im just waiting for future development...

Property market is good to venture into... If you say you have not viewed the plot in question, then i feel you are climbing the tree from the top. Before you contemplate looking for money, why dont you go see the plot first and then evaluate if you would really foregore your EB, CB shares for the plot being offered... Sometimes the land could be a good deal but you have to view it first before you decide on your opportunity costs...

Bought a plot with HFCK same place in Utawal two years back @ 350K.As i write now i have a offer of 700K.Bought my Equity shares same time @16.90 do your mathes brother.Will go for a plot anytime.

Depends on how much your loss is. I think Equity will touch Ksh21 this year.
A plot has to be viewed before you can see if its worth Ksh450 and also whether it has the potential to compete with likely upside from Equity

At comperative yields from dividends, my jua kali value for eb is 15/- to 18/- but as a dominant banking leader in ea i give this stock 50/- in a year or so.

Take your time. Don't rush. As wendz say first view the plot then contemplate offloading shares to finance the purchase of the plot...
