I have an issue with their share structure. There are ordinary shares and there are preference shares. In 2013 FY. The profit attributable to owners of the company was around 19M kshs. While profit attributable to non controlling interst was around 60M kshs. Is this a cause for concern. The investor's chief problem - and even his worst enemy - is likely to be himself

Buy for the following speculative reasons: 1. Fair value around 2 therefore dowside is around 50% 2. Company is listed , has access to capuital markets hence can get money to grow sharehplder wealth 3. Loosely held shareholding, easy to buy and get a controlling stake longterm 4. First listed Real Estatedeveloper in kenya
Why not to buy:
1. Still overvalued probability of losses very real 2. Management has competing interests 3. Forget dividends and bonuses You're better off buying Centum if you want a real estate player. HomeAfrika's main problem is that they came in with an inflated cost per share to begin with. So you're already paying a premium to get in. Centum is doing Two Rivers, Pearl Marina, maybe Rea Vipingo if they get what they are after and has a well diversified portfolio not just real estate. And they have a net asset value per share that is close to the stock price.

8 years is if the share does not pick but should it fo back to around. 8/- am definitely selling, I am a long term freak and I have made a killing before eg with safaricom my broker thought I was bonkers to sink 2.5m at 2.5/- then, just cashed in last week whiteowl wrote:dunkang wrote:Kihara joni wrote:And now my friends I would like to announce my grand entry in this ship I will gradually buy from 3.9/- if it goes further down I will average down to even 1/- bob, if it goes up it all for the wins, my timeline is 8 years, order placed today at 3.9/- for 10k pieces That's around 40,000/- for 8 years. And were you one of the guys complaining about a 120/- dividend cheque? #JustAsking And that's assuming it will be posting profits n generous with dividends

That way,I'll have an upside of 150% when it gets back to fair value of 1/= but then again that would be very close to ground zero

I bet e company has ft sme gas left to push it up again #optimist It seems guys are very determined to hype this thing, upto the extent of starting new usernames to shore up support. ISORAIT. But seriously, if the fundamentals are OK, why won't someone just place the numbers on the table so as we can agree to disagree, or disagree to agree. Don't just say; "its good since its REAL ESTATE, no blogger understands real estate". Or " the share price has reached its lowest price ever." Seriously???? Investing in hope now??? Or "Financial reports are audited." Even CMC was audited for all those years when funds were being diverted to Jersey island. Or "the company has become more efficient, as indicated in the financial reports." Wajamaneni, ever heard about an accounting strategy where expected future revenue is booked now to fatten the books? Or an expenditure is postponed to be booked in the future so as the PBT and PAT look good now? Also, saying that bloggers don't know what Book Value is hillarious just to say the least. This firm own books are the one that show us that the NAV is less than 1/- and less than 0.8/- exclusive of goodwill per share. And would you also tell us the reason why i would pay 6 times the NAV for a firm whose bosses have parrallel companies engaged in the same business???? Conflict of interest?? What was the price before listing by the way?? What was the share structure before listing and how is it now??? Dumping??? Next project they have is the Kikwetu project (Machakos), where they want to build 100,000 houses, +60km away from Nairobi. They can build, but selling is the key issue. . am a culprit, am lucky though i got into the ship later at 8bob so now am averaging down but mpaka when?? #Once bitten........

Someone added extra yeast during the Listing... Now we know it was full of hot air. Greedy when others are fearful. Very fearful when others are greedy - to paraphrase Warren Buffett

It scaled up 100% on listing on vapour volume... That return back to earth trip will not be funny. So far... This was a discussion held back in Jul 25 2013 when the price was struggling to regain the 20/- handle after slipping below it that week.
A yr later the counter is still taking it in the chin.
Unless profits overblow soon, sub 2 is likely and then we have another 1.xx trading stock like paka. Or two if MSC too slips sub 2/- (penny stock heaven).$15/barrel oil... The commodities lehman moment arrives as well as Sovereign debt volcano!

@dunkang - it crashed sub 5/-
NBV of 91cts while the price was pegged at 12 and rallied to 25/- immediately on listing was utopia central
It was bound to crash as mr market woke up to face reality that volume fumes don't maintain lofty valuations.
It is such greed filled/unrealistic listings that are to blame for the bad IPO image at NSE.
Such a shame NSE and CMA for permitting such a show
And now we have the NSE IPO coming up after an extraordinary profit windfall in 2013; goodluck... Will PPT stick load this one to curtail the listing tanking behaviour?
How do u PPT wanjikus anti listing sentiments?
What is so difficult in listing fairly valued IPOs/listings?$15/barrel oil... The commodities lehman moment arrives as well as Sovereign debt volcano!
