Plot Size: variation between the Title and the Ground

The size of the land doesnt really matter if you have a creative architect to conceptualise. A 1/8th plot can be designed to have the output of a 1/4 ac plot and vice versa.
What matters is location.

My interested is not in what the plot can fit in. form the ground; the plot size is 85x100 Ft. not far off from Quarter. From the beginning, my interest was in sub-dividing the plot into two, sell one. and that's What I want to do.
Any surveyors in the house? Or people familiar with the process in the Lands ministry? Several surveyors have told me they can correct the anormally when sub-dividing but am not so sure

@Ali, first establish whether there is a mismatch between what is on the ground and your title. That can easily be done by buying the mutation for your plot from the lands office. It is cheap and gives exact measurements of your plot. This will clear your doubts or establish if you were conned. You can then take it up from there.

there is no mismatch. I even have the maps from Kenya survey by the way. the lady who to me is over 90 and I am not sure she could con me. it’s the gentlemen who was the go between who mixed things up. it’s those plots issued Kitambo sana. I have even brought surveys to show me the plot and they did using the Title deed and the map.
anything else I left out?

@Ali, your over-defensive nature might have been the reason you missed to do some of those checks before purchasing the land. It is the same thing that will make you start paying money to correct the title only to realize that there was no problem with the title in the first place (i am not saying there is any). I am only trying to assist you based on the knowledge i have acquired as a layman in the very few properties i have purchased.

Once again, go and buy a mutation (about Kes 300). This will show the exact dimensions of your plot and adjacent plots. The plot may actually be an 1/8th, but what you are calling your land may just be the 6 metre set aside as the road reserve.

The starting point my friend is the mutation. Once that is established, then we can seek expert advise. All the best

OK, lets start....Where do I buy the Mutation?
out of ignorance, please tell me, how will it know the size of my plot? on this one, i am totally green on this and i need help. from the way you say, I guess its the solution.

survey of kenya, thika road. Get the plot resurveyed so that the documentation held at survey of kenya is changed/corrected.

who will do the Resurveying? the kenya survey guys or the usual surveys out there?

@ali, yes. ask for the mutation or survey plan for your particular LR number. Re surveying should be done by a registered independent /private surveyor hired by yourself.inbox me for surveyor contacts.

Length= 100 Mtrs
Width = one side is 88 while the other side is 79.
is it split-table?

@ali, i have emailed the surveyor's contacts.

are the above dimensions feet or meters? a 1/8th is around 15 m by 30m.
