How many flats can you build on a quarter acre plot?

Greetings newbies and vets

I am a veteran troller, but a newbie poster.

I would like to know this:

1 - How many units can i build on a 1/4 acre plot? Take into account parking. Clothes shall be hung on the roof.

2 - How high up can i go storey-wise?

Any info would be good. Thanks.

It's just basic 2bdr with rent of 14-18k per month. disregard all other dependencies.

the vertical limit depends on the zoning regulations set by the county govt. In some areas eg utawala its 2 levels and in some areas eg ngara it can go to 10 levels high.

Was in Utawala over the weekend and have seen flats going up to 4 levels..did the regulations change?
Life and beer are very similar........chill for best results.

Most buildings east of Nairobi are unapproved and thus put up illegally. The land doesn't have titles, only share certificates and so owners can't get approvals from city hall. Thus developers normally "see the kanjo guys on the ground kando" and give them some 30-50k chai so that the developer hawasumbuliwi during construction.

@imani, the utawala , syokimau and ruai areas are flight paths for the JKIA planes . Nairobi county ensures the height is low so as to avoid interference with the flight path. Could be the flight paths have changed so buildings can be allowed to go high in some regions . Also, most buildings in nairobi are un approved so maybe the owners are not aware of such regulations.

The number of units depends on what type and size of unit.
What do you have in mind? 3br, 2br units, singles or bedsitters?
Height depends on location and zoning regulations. Where is your plot located?
