@A4architect, i have a 1.5acre plot, stage 32, touching Kangudo rd where developments are coming up fast. My neighbour has done an elegant villa that would hold its place in upmarket areas like Runda, Kile et al.

I am carrying out a feasibility to get some with the objective of doing flats for sale.
from your wide experience, do you think the idea is viable in this area?

stage32 iko wapi, past stage 26 ?
rental units do not seem to do well past ruai center, at least so far.

how many km is your plot from tarmac road? How many km is your plot from nairobi cbd? These two are the main factors determining sale of units.

@a4architect.com; the plot is touching the tarmac [Kandugo road] and it is 32km from Nairobi CBD.

@moorings, 32 km is abit on the higher side for apartments although flame tree in thika tried and succeeded. Maisonettes is a 100% surerity.

@a4architect; thanks for the valued feedback. For 1.5 acres in this area:
a) would 3 bedroom maisonnetes be ideal?
b)approx. how many units would fit considering other amenities like access etc?

My plan is to build then sell them.

@moorings, the type of units i.e whether 3 bedroomed etc will depend on finer details such as profitability ,cost of land, cost of borrowing etc, target market etc.

The number of units per acre will also depend on profitability, target clientele, etc. These are very fine details that would require that you ask a valuer, architect or qs to carry out a detailed feasibility study to determine. The units can range from 7 units per acre to nearly 20 units depending on profits, target clientele and cost of financing,quality of materials eg middle or high class, shape /design of building etc.

Having several different designs each targeting different clientele then advertising them will give an even more clerer image of what is the maximum potential for the area since if clientele prefer type a more than type b, then you contruct more of type a.

Houses for sale have now extended all the way past kamulu to near malaa area. You will need to study these since i noticed the class of materials, size of units and methodology of sale was quite unique on such.
