it can only be a good investment if you have use for it. if you have no use for it,even a 200 acre land is not good investment.

dont buy to please your friend,buy because you know what you want to do with it.... eg. holding for speculation,building(well..... i dont know what you would want to build on that),drilling a borehole to supply water - if you are so lucky! etc. If you dont know what to do with it,then reconsider.

40x60 plot? You can do a 4br house,have a parking and have space for a tree! There are even 30x60 plots,most houses done for the low middle class estates are in these kind of plots. Have u checked the size of the plots in Buru estate?

In Utawala, there are some cute storey houses in small plots.

@ architect, B.Timer or anybody familiar with the area, what are the sizes of those plots?

It is now hard or beyond reach of many to get a larger plot in the area.

In other words , is it possible to build a small but cute house in a 40feet x60feet plot?

The area has no sewer but it touches the by-pass. I believe the by pass will come with sewerage and water drainage system.
