C&P

The land selling craze that peaked before the launch of the project by Kibaki is no more apart from people who bought plots now praying to find buyers at half the price they acquired them.

“A land owner who bought seven acres of land near Mombasa Road for Sh8 million two years ago is now offering it for sale at between Sh2.5 million to Sh3 million.

Mutiso is so worried that property prices are depreciating sharply and believes they will continue to plummet unless new hope is infused into the area.

Konza city was a real estate project that wasn't feasible. Since it was funded using tax money, payments were made possible to various stakeholders. If it had been left to fund itself through willing buyer willing seller private sector method, its lack of viability could have been easily felt, thereby preventing thousands of kenyans from the loss they are going through currently.
Its a good lesson for kenyans who want to invest in land and property to first seek counsel from real estate consultants/architects before embarking on the investment.
I saw the Konza catastrophe even before it started. Konza will grow naturally into a city extension in the year 2030 and beyond, but not in the next 10 to 15 years. Machakos will be the place to watch next 5 to 15 years if Gov. Alfred Mutua keeps with his pace and agenda.

A conservancy would be a great idea.

someone bought 7acres @ 15Million problem he's still within the 10km and actually within the 2km green zone if anything ever happens there he still has to live with the nightmare of his land being compulsorily acquired by the govt. as per the govt an acre there is still valued at less than 300K. hopefully people are not rushing to buy near mutuas city because that might just be another konza.

THE GOVERNMENT, through Rwanda Development Board (RDB) plans to set up an ICT park that will host a collection of technological investments including training, industries, research and development.

According to Patrick Nyirishema, the Head of ICT at RDB, the plans to set up Kigali Techno Pole are on the right track. The ICT city will be located at the Kigali Special Economic Zone (KSEZ) in Nyandungu sector, Gasabo district.

“An ICT Park at Telecom House in Kacyiru was really a small level pilot of what a technology park would be. Rather than starting with a big technological park, we thought of looking for a place where we can build a techno pole on a small scale which would give us an idea of how an ICT city would be,” he explained, adding that, “Today most of the components that would make a techno pole are in ICT Park.”

Nyirishema explained that the ICT city will also house the Carnegie Melon University Rwanda (CMU-R) which is temporarily located at Telecom House.

The sad part about Konza s that despite critisizing the project, Govt still went ahead and used our tax money to acquire the land and pay hefty fees to international lawyers, architects, engineers and town planners.

So all kenyan tax payers are loosers in the konza project as a country.
The money should have been used to fund ICT innovation at uon or JKUCAT so as to benefit tax payers .
