Eastlands Plots - Good Areas for Apartment Blocks

Thoughts guys?

It seems that this area is ripe for property investment. Can anyone recommend specific areas, recommended sizes (in stories) of apartment buildings per area, and even banks that smile on such development?

with the bypass in the pipeline, areas along outer ring road may be advisable. question is whether you can find 'clean' land.

Donholm, TENA, INNERCORE and Pipeline are very good areas. Our friend waititu though has a lot of interest in the latter and I would rather you avoid like plague. He's not a guy to border, but that's Just my opinion.

Karen is high investment low return area while Eastlands is low investment high return.

In Eastland you will buy 40×60 at 7M and put up 5 floors of studio apartments with 10apartments per floor at 4M per floor thus 20M for the entire building.

Returns will be 10k per aparment, 100k per floor, 500k for the building

So total investment 7M+20M=27M Returns.....500k

A new trend where previous expensive lands around Sigona, Kiambu, Ndumberi,Kikuyu, Thika road, Limuru etc are now cheaper than newer areas such as kitengela and rongai.
A 1/8th touching tarmac in Sigona is 6m while the same in kitengela/rongai is 8m.
Sigona is 22km from cbd while kitengela is 32km and rongai is 21km.

Sigona has older, mature infrastructure while rongai and kitengela have fewer newer infrastructure eg schools, hospitals, police stations etc.

Never count on making a good sale. Have the purchase price be so attractive that even a mediocre sale gives good returns.

Should have been 40m for Karen.

The main issue is that an acre in eastlands will cost you 56m (7m per 1/8) while one in Karen is just 40m. Also if you develop some property, eastlands will give you better returns than Karen.

Meanwhile is Embakassi pipeline etc part of Eastlands? If yes studios are fetching as much.Speaking from a point of knowledge.

Nairobi building code states clearly that any building with more than three floors should have elevators. Not sure about the size of the room and ventilation. We don't want anyone in future to loose his hard earned investment
