suraya Housing project..

Hi good pple am intrested with those houses being done by suraya property along northern bypass kiambu road...am not in kenya but when i called them they said the work have already started and 60% sold...

Well being a pretty new company in the market what ur opinion guys.../risks? the detals the sent me on the mail and house plans aare pretty impressive...but that on paper..

Its a good project but the cost is way too high.But being not here they are a better investiment for a diasporian rather than engaging relatives to do one for you.

Before you make any commitments,be sure to do your due deligence.Use a professional on the ground just so you are sure about this undertaking. Compare this particular piece of real estate with other options so as to gauge its value.Consider its stage of development and the risks that are attendant. Weigh all the aspects of this development before you make your move..

Suraya has been around for sometime now. It has developed Rosslyn Heights and Rosslyn Gardens (which is yet to be completed).

The location is great though the price seems high for the plot and house size(s) on offer. Lilac,Iris and Hibiscus designs have some issues such as direct access of the guestwing bedroom through the living room and small bedroom sizes at 10sqm (Iris).

However,since you are away and the prices are unlikely to come down,it may be a good idea to invest in a unit while exercising due diligence on by only making payments tagged on progress.

For the benefit of the rest of SK community,Suraya has partnered with Stanchart to provide mortgages for buyers at an attractive interest rate of 13% on reducing balance method. The buyer is required to pay 10% of the price to secure a house before appraisal by Stanchart.

On qualification,Stanchart will disburse funds to Suraya based on progress and charge interest to the buyer. In other words,buyers will finance the development of the project.

Assuming one is taking a mortgage with Stanchart,a minimum residual net income (income after deducting taxes,mortgage repayment,loans,SACCO contributions) of 50% is required. For Lilac (Cost 9.5M) with a repayment period of 20 years,the monthly repayment will be 100K. The minimum net income requirement shall be 200K per month.

i will check on that bcoz i havent commited yet but intrested.....Now 4 pple on ground are there any other suitable alternatives to this project in terms of location,accesability,and convinience future groth potential etc

I have heard that Suraya have developed other properties but I do not think that they have began construction on the Kiambu road one... I was interested some time back and went all the way to have a look. All I saw was a signboard and some locals told me that they were yet to commence construction. Has anyone seen even a show house?

It is a very good idea though!

Instead of buying a project that is 60% sold out which as a matter of fact is bull crap.

Ask a relative to drive in the neighbourhood that they will be doing the project. They will see more projects that are more than 60% complete in the Ridgeways/arden Estate area and near the windsor golf and country club.

Its been 2 years since suraya collected money for the kiambu road project and all we see is a billboard in a coffee plantation. Now they have gone ahead to advertise another project in juja.

The kiambu road project had a completion date of 2010. I dont see anybody moving in until 2013 if they are lucky.

I have a bad feeling about the completion date of this project,let alone advertising another one on Thika Rd. Mobilising finance for such a humongous projects is no easy task both locally and internationally. Banks have become very cautious on lending after burning their fingers.

Suraya has partnered with Stanchart where mortgage applicants are pre-qualified before funds are realeased to finance the project. Stanchart has a requirement that an applicant must retain of 50% of gross income (not net as they say) after all deductions i.e. including the mortgage repayment . For one to qualify for a 20-year mortgage for a 10.5 million house,you have to have a net income of at least Kshs 370K per month to qualify. How many Kenyan's can qualify for such a mortgage as banks become stingy?

I pray they are not collecting deposits for the Kiambu,Thika Rds projects etc to finance their incomplete project,specifically Roselyn Gardens.

Only time will tell.

Shouldn't alarm bells be ringing when little doubts begin to surface from different corners? For such a project (s),you would expect a model house to have been built by now. Due diligence is definitely required.

since the ground breaking ceremony,around 4th may,of the project graced by the DPM (Mudavadi),the only thing standing since is just a billboard. i remember calling them then and inquiring and they told me only a very few units remain and i should hurry. i was not prepared then so i gave up. then i called last week and was told again only a very few units remain and i should hurry. i visited the site and there is even no sign of any activity.

then there is the small matter of the estranged wife of one of the sellers of the land (a former MP) going to court over a portion of the land .......

@ kiriita,

the contract progress report depicts,almost accurately,the actual situation on site if the pictures are anything to go by...but why would @ ggstocks visit the site and finds no activity at all? may be the contractor decided to suspend the works temporarily due to non payments by the developer or the contractor has a serious cash flow problem....

anyone with info as to what is really going on?

when you say 60% what do you mean? I passed through there last week and the land has only the advert. No construction material and anyone on site. The only noticeable thing is the the notice ''trespassers will be prosecuted''

if the incompetent and the reckless compete,the result is a disaster.. MN

The project was completed and home buyers moved in ......despite the scepticism expressed on this thread by forum members. They are now doing phase 2 and prices have gone up significantly. Lucky are those who invested in phase 1.
