@ african coloner - 12 units & we are talking about bedsitters? I will do 40 to 50 bedsitters sorry. just like my neighbours...this is not greediness..its reality

@africancoloner you need to consider your target market.. most of the students will buy one seat not a 5 sitter sofa, a bed, some kitchen accessories, table, chair etc.. so they are not looking for a big house.. one important factor is a bathroom and toilet.. the rest they can easily squeeze in..

This is been efficient not greedy Shame on you Shame on you maximize on the space and do some good finishing then you are assured of clientele

@jagger being conversant with the area, i can say you have given these two gents the best advise ever whether they heed it its upto them
@teller boss no student would ever walk 1.5km to campo skiza jagger he has advised you well, mind you no students commute to ruiru due to lack of accomodation near the campus, the hostels are yet to be exhauste and if that was the case i think gacororo ndani and kenyatta road are closer

Interesting discussion. And I think this is where my Landlord used to get "her" ideas.

All my years in JKUAT, I paid rent for all the months, including Long Breaks even if i would have gone back home, and I stayed there the entire period of my schooling (which is actually very rare in JKUAT)... This place was like 100-200M from Gate B and was always FULL. I was so good (at payment) the she gave me back 2 months Rent when I graduated. Will look for her to get tips.. smile

If I remember well, Her's was approx. 100 by 80.. with 8 huge units, and 4 sub-units in each, making it total of 32, upto 1st Floor only. Well maintained and Clean (no *stupid college bashes et al was allowed.)

There was construction on almost every plot..as I proceeded back to my Hostel. I'm inspired to go back there and do some investments in future (it has never been too late).

Life is joy, death is peace, but the transition is very difficult.
