You will be surprised with the prices...I bought one 50Metres from JKUAT gate C last month for over 2M (40 * 60)...if you think this figure isn't justifiable you don't know what you are saying..Am surrounded by hostel flats did my maths..ROI and payback time incase I do 5 floors (all bedsitters) and outcome was very pleasing..

The area has a number of hostels, all occupied, new ones are coming up fast. Students are nowadays forced to operate from Ruiru. Comparing this with a 27*60 at 2.8M in Embakasi Pipeline which would you prefer? Bedsitter Embakasi goes for 6500, Juja 8k.

@Teller1 - you are straight to the point...I did similar analysis; I compared those hostels with similaz plot size at kahawa West and JKUAT ones still had a higher return...I went in almost those hostels and students have booked even for next semester..and the Universiyy is still expanding remember

This is exactly what I'm talking about!! You bought a plot 50 metres from the gate for approx. 2m. Why would I want to buy one 1.5km away at the same price? Which student is high enough to rent a hostel 1.5km away when there hostels right outside the gate and new 5 floor bedsitters are coming up 50 metres away? Have you visited the area and seen the number of new buildings/hostels coming up within 200 metres of each gate? And a fellow is busy building a hostel 1.5km away?? The students will not even know it exists.

And by the way I have so much information you should see me for paid consultation. I might just increase your income by 30%! I can tell you for free that those students don't like walking. You can guess which courses your tenants/students are doing by which gate your property is closest to. They rent hostels closest their lecture halls. It is too much for them to use a gate other than the one closest to their lecture halls and you imagine they will do 1.5km in the juja dust to come to your hostel?? Unless you are charging < 50%.

50 metres from the gate on the other hand you will make extremely good money. The ROI is spectacular. I encourage you to start building ASAP. Get a loan if you have to. You will service your loan bila stress!
Never count on making a good sale. Have the purchase price be so attractive that even a mediocre sale gives good returns.

You guys really need to talk to me for HARD FACTS! Bedsitters next to gate A - highest demand area - are currently going for 7k. Gate C, there are people charging 5,500/=. Yours has to really stand out for you to charge 6,500/=. And why don't you want to tell us the land marks next to yours? It will be years before students walk 1.5km to your hostel. And you will have to charge 3,500/=. And hostels are coming up at a very high rate within a 200m radius of each gate!

Depends.. but you can do 4-5 floors.. with around 6-8 bedsitters per floor which depends on how spacious you want them to be.. so we are looking at 35-40 on estimate

@jitahidi or any wazuan - Do you know of anyone selling within a 100 metres of gate A, B or C. That one we can have a serious talk!
