Buying/Leasing Agricultural land in East Africa

Does anyone have any specifics? Specifically for at least a 1000 ha ideally minimum 1500 ha in highland Ethiopia,Uganda or Rwanda?
A pal tells me Malawi is good for leasing but that's far! Forget TZ with their reflex anti Kenyanism. The land should be highland for tea production.

@mindigo That's about 24,710 acres. That kind of acreage in the highlands...you cannot get. The most you can get is probably 600-1000 acres in the kenyan highlands. The kind of acreage you can only get in the Laikipia areas, Narok, Kajiado. I however can get you 2000-4000 acres in Narok for lease at Ksh4000 per/year: http://www.propertyzote....res+For+Lease-2653.html .Tanzania would be a better option since is has excellent infrastructure currently in the EA region. This farms had good infrastructure but it is now dilapidated, extensive repair is required. I have a client who bought 20,000 acres in Kirloskar area in Tanzania ..As per his experience, the value of farm land gets generated only on bringing it into cultivation and production. Which itself is a huge challenge and needs considerable resources considering the challenges in this part of the world (they have gone through all this in the last 4 years). Does TZ sell land to foreigners or they just lease?

Foreigners can own a land by leasing. A lease of maximum - not more than 100 years. under s.24 of the Tanzania land act of 1999.(grant the right of occupancy) and s. 25(1)(h) if the right of occupancy made by a foreigner or foreign company the foreigner has to apply for right of occupancy, the form must be accompanied by certificate of approval granted by the (TANZANIA INVESTMENT CENTER) under the Tanzania investment act of 1997 and any other document which can be prescribed by the act or any other act. FYI: Just recently 23 Nov 2013, The Tanzania Govt announced an incentive to investors with 10-year tax breaks, sets aside land for cities: The government has set aside 16,150 hectares of land for the SEZs — 10,500 in Bagamoyo, 2,650 in Mtwara and 3,000 in Kigoma — which it hopes to develop into cities.
Investors will be exempted from payment of corporate tax, withholding tax on rent, dividends and interest as well as exemption from payment of property tax for the first 10 years. Read on: http://www.propertyzote....topic.php?f=6&t=1012

Unfortunately the reality on the ground (in Tz) is quiete different. It's easy for a white or our Far East cousins to own land in Tz than a Kenyan! The trouble with leasing is that people here have little respect for contacts and laws meaning they can kick you out any time and the govt won't give a &@£?! The irony is that they have the land (very fertile, lots of rain) but no idea on what to do with it

Parting shot, be very careful when investing in Tz.
