Hey guys, longtime. Nimewamiss tu sana. After taking a short break from mzungu land I went home to put up a rental structure, which thank God I was able to. After some drama I got a decent affordable contractor to supervise the mjengo. So I felt I should share their contacts just to help out anyone who wants to build and is stuck and scared of getting conned. They are called Momson and the head is a older lady that proved trustworthy. The foremen are hers. They charged like 30000 per square meter. They also do labor contracts for 33% of budget.

Couple of questions. Are the costs actual costs or estimated based on their project averages??

A4 and the professional developers - how much would the 140 SM and 160 SM houses in Mwafrika's pictures sell for if located in Langata? What about in Rongai?

I'm assuming 30K/sm finishes would be "decent" in Langata and "good" in Rongai.

the langata house will cost 140m2 x kes 30000=4.2m.
The land in langata will cost 5m.

@Mwafrika,
I like the workmanship!..did the contractor do everything i.e purchase and transportation of building materials and then construction?What were the terms like as in upfront payment or payment in stages?Would it be possible to get the pictures of closets and say the kitchen ?

Same question from a diffrent angle. How long does it take developers to sell these properties? If someone gets this house @15% for about $13M (assuming 20% down pmt) on a 20 yr loan, monthly pmts will be around ksh170K/month.

That's a lot of money and looking at all the new developments and Ad's online, folks can afford it. I'm trying to get sence of the absorption rate versus supply.

They also do full contract and ofcorse payment is in stages, foundation, then walling then slab etc. I'll ask them for closets pics. They also said that interior finishes are strictly driven by the budget available, the more you have the better it gets.. just write to them at beth_wambui at yahoo dot com

Thanks..so the 30k per sq metre is on labour i.e excluding materials?I would appreciate if you could email me some of the people you sourced materials from...chakacrafts at email dot com

I hope not. That would seem very expensive to pay almost 5M just on labor. Based on other discussions in this forum, including the pablo method, material + labor should range from 25K to 30K for a good finished product as shown by Mwafrika.
