Is Machakos City another real estate venture like Konza City?

In the case of Abuja, the govt was creating a new administrative capital, and with it the influx of moneyed govt personnel, spending on infrastructure 9roads, airport etc), and associated support services from the private sector eg residential accommodation, hotels, malls, hospitals schools etc. If the govt had not moved, Abuja wouldn't have been.

Mutua is building a city hoping that companies, professionals etc and their customers/clients will move there.

And again how many of these artificial cities can we build at once – at least 5 - Tatu, Northlands, Konza, Isiolo 2 and now Machakos are in the planning stages? Are we going to stop everything and only build cities?

with Mutuas Machakos city, it will work since the people allocated the land will construct the sky scrapers as demand for space increases. Unviable projects are those that Govt pours money into buildings without feasibility eg Konza.
For Machakos, if the demand is not high for space, developers will simply develop low rise.

Is the gov going to construct buildings in Konza or just roads and other infrastructures why are u misleading people @archt? Konza and Machakos = same just that Machakos the land existed, Konza the govt had to aquire land to facilitate this.

I understand its hard to conceptualize this but, this happens everywhere in the developed world. Some of us moved from the village to Nrb and are still trying to make a living in nai cannot come to terms with the Idea that another "city" can come up elsewhere. And by the way....when u hear cites...take away the picture of Nrb from your mind

When he says he is giving free land as an incentive, why do corporations spend hundreds of millions to buy land in Upperhill and Westlands to put up buildings?

Why can’t these corporations instead buy cheap land in the middle of Chalbi desert and put up their buildings there? Is he looking for individual investors or corporations? Corporations spend hours in boardrooms, analyse numerous graphs to consider if an investment is viable.

Whereas Mutua wants to bring up a city to develop Machakos, the true investor would have very different reasons for investing. Any investor who buys into Mutua’s idea as the reason to set up shop must be involved in charity.

@murchr, I agree. Brother architect needs to be more objective on Konza vs Machakos..land in both cases is in the hands of the govt. That the state spent funds in acquiring land in Konza is a non-issue. After all, has a valuation of the public land being given for free to investors in Machakos been done? The value could be high!

Reading about new cities like Abuja and Brasilia. There's not much transfer of economic activity despite the govt's key services moving to the new good planned cities. How will it work for us? Our 3 new cities only advantage may be 'pulling' the city towards them. The southern pull might be great. I hope it works.

@jamplu. Since mutua is not using tax payer money direct from treasury to develop machakos city, he can hire architects from whichever country he deems fit. In the Konza situation, Ndemo was using our tax payer money direct from treasury to pay expensive american and British architects which is wrong for the economy.

Machakos city looks like a genuine corruption free initiative compared to Konza which to date, will still remain a white elephant.
Any money to be made in konza was for a few people and the money was made. Whoever lost their money will have learnt a good lesson on how to check viability of real estate investment .


Hio economics siwezi elewa. The concept is the same ZONING. It doesn't matter if land is bought and sold or land was set aside b4. In developed countries, govts buy farm land to dev cities.

By the way.....ECONOMIES ARE STIMULATED BY GOVT SPENDING. Hoarding money in treasury has never built any econ. Why do u thing China is spending money here?
