I need cheap but good tiles...Tile and carpet is expensive for me.Help

I have a quarter acre plot in Joska and I would like some recommendations on a good fundi to build a 4 bedroom bungalow. I would also like to know if development in the area is controlled. I intend kujenga polepole as I am very averse to any form of loans. Any pointers will be highly appreciated.

securing a flat roof from leakage (trapping water etc)...How to?

u can use bituminous paints. ensure the flat roof plaster is slightly sloped then use bituminous roof paint. As Iron Sharpens Iron, So one Man Sharpens Another.

@a4architect - what are the minimum room sizes (e.g. living room, bedroom, kitchen, WC, corridors etc) allowable by law for buildings in Nairobi? Even minimum house size? Is there a building code that one can refer to? Like this one i found for Australia RINK?
