Hi Guys,

Old lady is building some units in Kisumu. She had done the ground floor units 4-5 years ago and have been occupied since then, now she is putting up two more floors on top of the previous structure. All this was part of plan, so foundation Okay etc etc. She is ready to start, Architect and Foreman/contractor already camping in Kisumu. All drawings (architectural plus structural) have been approved.

Her worry now is the little "kanjo" requirements in Kisumu. Like having a site billboard showing the project details, and even more important is the NEMA approval. Last time when she built it wasn't that strict, but now, there's word that NEMA and BillBoards are MUST.

Anyone built in Kisumu recently? NEMA requirements, cost, and time it takes? Or is it even compulsory?

Any experiences? @PennyStocker et al.

Yea Right. That was @Penny-stocker . Looks like it's been a while since he logged in.

Also contacted him on mail. No responses yet, but I was also hoping maybe someone else has had the experience.

Thanks though.

You need copies of the drawings(architectural and structural),copy of the title deed,BQs and copy of the national ID see a guy called Jacob 0717197415 at the NEMA office.NEMA charges are quite substantial(percentage of total BQ) so you need to talk to your quantity surveyor to look at the BQ with a microscope.Be prepared to fork upwards of 40K and will be given interim approval to start as they are painfully slow to grant the final approval.

Thanks @pyrex . Is this NEMA process compulsory? Any case of fines? and how much if you don't comply?

sometimes, the fine makes you comply. smile .

@webish, been gone for a while...business trip. Anyway, I didn't do anything with NEMA for my project. I had my plans approved by the then Municipal Council(Now, County Gov't). I had my architect take them for approval and any paper work that was need. He has 20 years of both mega and mini construction projects. This was a 3rd project he was doing for me...so, I trusted his counsel . I also used the Municipal engineer and occasionally brought my own independent engineer. Things might have changed since my project so I leave that to you to do your DD. Good luck!
