The deal sounds too good to be true especially for a commercial entity! Is there any of you wazua folks that might have dealt with or know about them them? Rank: Elder Joined: 8/16/2011 Posts: 2,296		If the land is yours, then 5M is too expensive! I can get the land and a 3 bedroom house for the same in Ongata Rongai or kangundo rd or Mombasa road. Land is the variable in Nairobi!

My thoughts are that you would need more than 5M for a single maisonette. According to the estimates I have seen here with A4architect and others you need about Ksh.40k per m2 (ex vat). This company claims to give you two maisonettes (they say total area is 322 M2 which I assume is for both i.e ~160M2 each) each with 4 bedrooms and 2 bathrooms. This works to exactly Ksh.15,530 per m2. I just had a look at the company's website and they say they use hydrafoam?? I'm not familiar with this technology but from what I could gather it's earth/cement mixture... I don't know whether to get excited about owning a house on the cheap or to be wary of the deal. Wapi huyu A4architect atupee maoni?
