how much is a commercial plot in kitengela worth?

Hallo wazua,

Am being offered by a friend an opportunity to buy several 1/8 plots at kitengela 500m from namanga road around the naivas area. I have visited the place and its all built up with rental apartments. The price is 2.5m per plot but negotiable if i buy several.

Those who know the area kindly advise whether this price is reasonable.

@FRM,you should have sealed the deal yesterday(am assuming papers are clean).You may also swing over the contacts of the seller.

If my assessment of that area is correct , 2.5m is too good to be true . Just conduct due diligence.

Although half a kilometre is not near i think the price is too sweet for 1/8acre

10yrs ago,new valley plots in kitengela were going for ksh. 350-500

500mts from Naivas must be Near milimani or kichinjio areas . 3-5m.

Thanks a lot for the info.

Visited the place again today, its on the other side of namanga road opposite naivas. The main landmarks i saw are the catholic church and deliverance church. The plots are next to the deliverance church and about 300m from the catholic church. There is an adjacent residential estate by the name plainsview which seems to have controlled development but the plots themselves are commercial.

The preliminary diligence appears ok i.e. Titles and maps.

To those wazuans who know the area well, whats the market rate?

Consider engaging a valuer to get correct market value and conduct due diligence.

The owner wants to move over to Nakuru where his friend won a political seat... he's selling in a hurry because apparently he was convinced to go invest in Nax. The area generally goes for almost 3m. if it is those ones, then they are genuine and you can even get for lower than that but it is just around the area you have described - well, I was given a lower offer than what you have by my contact there. In case they are not the ones and you want to compare with my guys, let me know - it'll be a big save for you.

However, in all land matters, make sure you do your own due diligence irrespective of who is offering.

There is a case here where a guy conned his bro...with land matters be very very careful until you are satisfied that all checks have been made and your advocate whom I believe you trust has given the piece a clean bill of health.Mambo za pesa ni ngumu...

@wendz, now i know you are a guru on land matters in kitengela. You have described the owner positively as i had already done my background check and he is a respectable gentleman. The plots are however in the company name which is also well known.

It seems there were several layers of brokers but i am now dealing with a guy who i am told is the sole selling agent and the price from him is < 2m.

Now from one wazuan to another, can i proceed? and what would be the best deal? I desperately need this info coz i need more than one.
