4.5 House Loan @ 7% interest

Hi all Skerians.

Kudos and keep on the good work that you guys have been doing up in here. I have to admit I used to think am the man when it came to financial matters/ investments until out of boredom I stumbled on stockskenya. The information up is here is an eye opener especially from the veterans who have been there done it .. got the t- shirt. Experience is the best teacher,so they say .. but also learn from the mistakes and generally the experiences of others.

One thing I have to realize,never ever ever be in a hurry to commit to anything financially. Think twice,or better yet think thrice before you put pen to paper. I have to admit though belatedly that I have burned my fingers out of ‘ignorance’ and being aloof thinking I ‘know everything’ thinking the deal I got before my eyes is just the one. Thanks to aggressive and lewd businesses men.

Ok now here is the thing. I got myself – qualify is the word,about 4 to 5 M house loan at a very attractive interest rate of 7%. Now my question or rather predicament is,with the soaring property rates in the country,expected bubble bust which/where can I get a good deal of a house that: -


1. Has a monthly rental income that at minimum can service my monthly mortgage repayments at least 70% to 80%. Say monthly repayment is Kes 40,000,I get rental of over 25,000


2. A location or a house that will definitely appreciate its value with time,such that by the 5th year it’s worth is about double of the buying price. Feasible yes,too ambitious .. I don’t think so.


3. With the infrastructure upgrade going one around the country ….. where do you see potential of being RUNDA,Kile,Lavi of the future. Which location do you give a thumbs up.


4. Is it irrational to go for a house say in Eastlands now … BURU over priced,same with Greenfield’s and Savannah. This leaves only Komarock,saika may be .. Fedha and Tassia.


5. Do I hold on my horses for the market to correct itself? How long

I guess this loan is not at commercial rate,must be a bank employee or parastatal staff. Houses btn 4-5m are in eastlands or places like Gong,Embakasi,Komarock,Rongai,Kitengela i.e past JKIA. Rent in this places is max 20ks,but will be going up as roads improve. South B/C,Nairobi West,are middle income estates,high rents but prices are exaggerated from 8m.

An alternative is to buy a plot and build yourself (can the provider give you cash?). I heard there is an upcoming place around Kamiti,which is the next Runda,plots go for around 900ks,posh area. SKerians who know the area can give more details.

Thanks Bashka for the insight.

This no a commercial loan,i don't think there is any bank which can give a loan at such rate. There can been an avalance of home buyers!!!!

Guys who have bought houses on Mombasa road,Ngong,Kitengela .. where are you?? Kindly share you're experiences.

Nyayo estate also has mainsonattes and rent ranges from 30k. Fedha and Taj are also an alternative.

with 4-5M if you r planning to buy you have to settle for an apartment in eastlands area.Though also they have good houses at Baraka estate(embakassi) 4 brms(maisonnette) going for 5.5m.last i heard 2 months ago there were about 4 or so available.They are near simba villas.

Also check standard classifieds they have ads for haus for sale.

The other alternative buy a50*100 plot at Utawala for 500k and use the balance to build a 4 b/r maison hau.You will have plenty of land to play with.....good luck

Surprised no one made mention of plots in syokimau. My 20 cents is that it will be a posh place to live in the near future once the roads are sorted out. You can consider buying yourself a plot and develop it yourself. The prices are going up at an unbelievable rate and i can only imagine their prices in the next couple of years. I negotiated a price for a plot and by the time i was done doing the lands search the plot had already been sold at 200k over the price i had negotiated it for. Already gotten one now and just sitting tight see what happens.

For a plot Syokimau is definately prime than Utawala! There is talk of the road being carpeted soon and that will see the value of plots sky-rocketing.

I have heard a lot about syokimau but dont know exactly where it is.
