Greenspan apartments

Anyone with any information on Greenspan estate in Doonholm? I would appreciate some first-hand feedback on the apartments (or 2nd-hand info anything beyond that I believe would be a rumour).

I've seen in a past discussion people talking about how some of the people who got phase 1 had been complaining about cracks and such. But this also didnt really seem like first hand info - seemed more like the rumours that were on the Nyayo Embakasi discussion a while back.

So anyone with some info?...would you recommend a move there? And please Less rumours more facts.

Its actually a fact.They are may have been well done and cracks were indeed present in phase one. I had a client who is a civil engineer and his comments were.. since the soil type is black cotton clay and before construction the contractor ought to had excavated all the black cotton soil. This is an expensive affair and some contractors may do a showdy job. Black cotton soil expands and contracts according to weather. Cracks that are precent are a few centimeters in on the plaster. Due to poor workmanship... incorrect mixing ratios, supervision and improper concrete curing. This can be rectified, however if the cracks are present on the inside as well as the outside that is a structural problem and this you should run away from..very fast. The verdict cracks on the maisonettes and Bungalows can be handled whereas on apartment can be more problematic in future. Make sure the developer does the repairs before you purchase. @mawinder Kuwa mpole.

I have already visited the estate but there's only so much you can learn by visiting. There are certain things you only know from people who have experience with something. Am sure even when you go shopping you want to get reviews from people who have purchased the same before you buy it.

I had a meeting with the contractors recently in my office. I was very surprised when they were advocating for very serious reduction in consultancy costs for a project we were conceiving at Lavington. At this point is when i asked them which property they have developed and paid such low fees to consultants and they mentioned Greenspan. What people are seeing could be the after effect of underpaying consultants .
As long as developers are allowed to undercut consultancy, these problems will always be with us coz the main difference between the beautiful buildings we see in upper Nairobi,kenyatta avenue, Kstreet etc compared to River road, Kirinyaga road etc is consultancy. Construction cost for both is roughly the same. Only difference is one client uses consultants till supervision while the other doesnt.

@propertyzote, @a4architect.com - thanks for the feedback, thats some useful info.

@Am, @mawinder - It's perspective I guess. I even had "please" there - that's not commanding people around. I was just trying to avoid the whole "Btw I also heard that.." kind of scenario. Discussions tend to quickly switch to a different tangent and lose sight of the original context.

Hopefully tunaelewana that that wasn't my intention.
