Been thinking for a bit....Some people here must have wanted to invest in land for speculative purposes now that the stock market has been fraught with self afflicted issues(mostly).Still others must have gone on ahead and invested in it.What have been your collective experiences?

@Mr T

when it comes to land,i would think it generally depends on the location. the more the prospects of development,the higher your ROI will be when you decide to sell it. but generally,land prices have been on an increase.

Usually,when the economy is slowing down,land/property is affected last but so is when the economy starts peaking. Unless of course its the sub-prime mortgages......

Some deals are like glass. Sometimes it's better to leave them broken than try to hurt yourself putting it back together.

There are certain areas that will give you higher ROI than others. I am thinking along the four corridors,any investment in land will enjoy an exponential growth more than any other area because of the versatility of such an investment.

I have bought land and i have seen it grow but my greatest fear is it might be stolen.I might find somebody have built on my land i have two experience with a plot in Kasarani and a piece of land 2 hectares where i found beacon subdividing my land for sale without my knowledge.I still prefer Stocks.
