Building a house with Prefabricated concrete Wall Panels - very cost effective

I think this gona change the way we build houses is kenya in a big way.

I was at Hongkong Ceramics at Plaza 2000 and saw the wall panels. Made of cement and polystyrene in between; they provide an economical way of building a house.

A panel goes for 2,500.00 for internal walls per piece and 3,000- for external walls. They are light and easily transportable. You need a few fundis; 2 to 4. You can put a whole house in 14 days excluding the floor slab.

A 10ft by 10ft room requires about 25 slabs. Approx 67,000.00. Minus roof and floor. A 10 by 10 mabati room costs almost 40,000.00

NHC has put up a factory for the panels in Mulolongo. I am going there today to have a look.

Just imagine what this can help us achieve. This is what I will use for my City and shags house.

Were these construction materials (panels and polystyrene) approved for use in Kenya? I thought we are still stuck in brick and mortar because of our outdated building regulations. The video http://www.youtube.com/watch?v=5Npxw3WHO1s looks interesting.

This is from the NHC website - Rink above. Hope it answers you.

"The EPS Factory was established at Mlolongo area - Mavoko of Machakos County in Eastern Province, a short distance from Nairobi, in May 2012 by National Housing Corporation which is wholly owned by the Government of Kenya at a cost of around KES 1 Billion."

"The use of the EPS panels was in fact approved by the Kenya Government as far back as 1996, based on the production of a model house and examinations carried out then."

At the NHC factory site, they've made one. You'll be surprised that the house made of this new technology is actually same if not better interms of strength as compared to concrete one. There's something they told us that as "weak" as the material looks, a bullet cant go through and it is harder to break through than concrete wall.

they are initially only producing for their housing construction needs.... unless this has changed in the last 3 moons.

The government cant use what is not recommended (by the same government) for use, or can it? NHC is a government corporation.

You can build a story building too... and it is firm. very.

Economical scale of building a house? e.g a simple two bedroom

It is used all over the world and its cost effective.

Interesting, very interesting. no hustle, completing a hse in 14 days is all that a common man like me needs....someone to get more info...il probably get time late this yr 2 visit NHC....

I recall the International Bible Students Association along the Elgeyo Marakwet road being built in the 90’s using panels. The whole construction was completed in record time and I remember discussing with friends how fast the construction went up.

Hi guys.

for those of you who want to see a classic example of prefablicated concrete buildings, please visit NSSF Embakasi estate.

These were done by Mugoya construction in between 1995 and 2000 and it is only Mugoya who had that technology and capacity in the entire republic.

The contractor could do 5 or 6 four floor block of flats per week!!
...besides, the presence of a safe alone does not signify that there is money inside...
