For those thinking of opportunities outside Nairobi and other major cities, I'd like to share an experience that I'd say I was lucky to stumble on.
4 years ago my pal and I bought some land (4.5 acres) near KCC factory in Kiganjo just outside Nyeri. We bought it via an auction and at the time our plan was to subdivide and sell plots since there were rumours that a new district HQ would be built nearby. The rumours turned out to be false and the HQs was built a bit far off but we still thought if we sold the plots at about 600k/quarter acre we'd still make a tidy sum. Somehow the subdivision and generation of new titles took ages but it turned out to be a blessing in disguise. Last year (just before we advertised the sale) Catholic University decided to open a campus almost across the road from our plots. The prices of plots next to ours shot up to about sh.1M and even then the demand couldn't be satisfied.
The lesson here is that the devolution or in this case decentralisation of services will be very bountiful for those who have taken the risk to invest in the non-major urban areas. At the moment you can't lose on land as long as it's genuine.

4.lastly a recent aarticle actually a week ago on the thursday paper was cautioning people against buying property with speculative intention that the GoK shall be putting up massive infrastructure in the region and they used two case scenaros,a chap who bought land in juja pre-thika road upgrade and another who bought in Kiserian after the GoK said they would construct a railway from nairobi via kiserian-magadi to Tanzania.well we know who won big and who lost out.....

These 4 reasons are why i believe there are better speculative opportunities elsewhere eg Nakuru,Kisumu,Lamu instead of land in Kona baridi and property zote can kindly confirm to us how land has been appreciating in these towns for the past 1 year. comments are welcome

hi, please advise me on the land in kona baridi being sold by Guton kenya Enterprises ltd, are they genuine?

Hi selina, @propertyzote is the one selling land in the region and would advise you appropriately. I was just giving an opinion on the region

@Selina. Have dealt with them in teh past and I know they are good. I think though that they Finished the 5 acre plots and now have eighths. Best.
