37k less SQ's rent (9k) is 28k per Month...not a bad Deal if you ask me.

Not a bad deal at all, especially since a very close relative is paying mortgage at 120k.

But, traffic jams there are a mess.

all the same, traffic not so bad, depends on what time you leave the hse. but yes, Outering can get bad.
