Co-signed. I've been a ghost reader of the contents of this topic and I must say it's quite informative. It encouraged me to kick off my 295sqm 4-br Massionette in Ruiru By-pass area. It's one week now and I've just finished constructing a site house and a 4000L underground tank which will store water for construction and later be covered to be a reservoir. Keep the posts coming.


How is the construction going on for both of you?

After completing the foundation, I took a small break to gather enough finances to do the walling for the ground floor. Already I have on site 1800 feet of masonary stones from Kedowa, and 3000 pieces of fire cured bricks from Nyabondo. Dressing of the stines is currently on going.

How much did you spend on foundation including labour?

Hello there gotieno, how much did you pay for your kedowa stones? I planning on starting a 4 family unit (3bed,2bath) in Kisumu and hoping to get Kedowa and use concrete blocks for partitioning. Do you have any contact for Kedowa stones?

Kamundu, for the foundation I spent 800,000 including lanour.
Penny-Stocker,Kedowa stones go for an average of 44 ksh per feet for the large ones( 9 by 9) and 38 per feet for the smaller(9x6) ones. The cost is inclusive of delivery within Kisumu town. My foreman sourced this for me.

This is Uganda situation, hope it will be useful for those building in Kenya.
I will see how applicable it is in our west african region where I am located
and currently building.

Hope it is applicable to other natural resource components like granite, stones etc.

@jaggernaut Mine is progressing well so far. We are joining the trappers and all for the slab. So far spent 1.2M; upto foundation slab 750K, walling 200K and the first floor slab has so far cost 250K.I expect the slab to cost another 250K to make it a total of 500K.
Breakdown upto foundation slab: Design and approvals 100K, Site House 25K, Water connection 35K,Tools (Wheel barrow, spades, mattocks etc)10K, Labour for foundation trenches 25K Hard Kamba moja stones - 5 lorries 75K, Sand 64ton 70K, ballast 40ton 60K, cement 130bags 87K, Y12 n others 80K, Mixer hire twice(foundation strip and slab)35K, Masons+Kym+foreman Labor 2wks 50K, misc 10K.

The goal is not to be the richest man in the cemetery; Enjoy life while you can.

Use uPVC heavy duty type. These are golden brown in color and should be easily available in your local hardware. Assuming you are draining from single residential unit, 4inch pipe should be fine. You can use 150mm thick concrete to surround that section of pipe crossing through car park/ driveway.

Yes you are given individual ownership and you pay a portion of the land rates and service charge. In apartments land and common areas are co-owned with the rest of apartment owners.

What's damp proofing? The white stuff on the floor is not wet. Its soft and flaky.

Asante limanika. I will go for the uPVC heavy duty 6inch since i will be draining from several residential units

Does anyone have contacts of a fundi who can make a 6m tower to suspend a 5,000ltr water tank? I am looking for one similar to the ones made by steel structures. However steel structures don't want my business just because i used my gmail address. I therefore decided to look a jua kali guy preferably a former employee. This way i will get an exact replica of their work and assist someone who can reply to my gmail address.
