would it be better negotiating a good deal now for a parcel of land or waiting for elections and finding a better one or it wont make a difference?

With bank loans at 25% the land better be heavenly. Most Kenyan land buyers are speculators and land appreciation is not as steep as it was meaning you'll have to hold the land a little longer to make a reasonable profit.

If you have the money now, and it's not a loan with exorbitant interest rate, and you can negotiate a good deal, perhaps you should consider buying now. Why wait for elections next year? What is the relationship between elections and prices of land? Imagining you were saving the money to buy land, why wait and risk spending the money in other ways?

Our land prices have been very unrealistic for a very long time. Despite this, I still belief one can not go wrong when he invests in genuine and fairly priced land.

The best time to buy land is always NOW since land prices are always going up. There is a piece that I bought just 1yr ago at 3m and the prices are currently at 4.5m. In other words the prices have been going up over 100k a month, or about 3500 Bob each day. So you can imagine the 'loss' if I'd waited for even a few months.

also the property boom ensured that all lucrative land locations were grabbed up... its now time to look for new frontiers in land investments like in the link below
