best areas to build godowns

Anyone with any idea on good places to buy land for godowns in nairobi as i am new to the city for high rental returns.
I have been looking at old airport road embakasi, 2nd and 3rd row msa road where average land prices per acre where land prices are on average 25m per acre and godowns are 20/- psf rent
