Title Deeds along Kangundo Rd :Ruai,Kamulu,Joska,Mtalia

felow wazuans, anybody with an idea whether there are people with title deeds along the areas above. a majority have certificates still waiting for title deeds, some have constructed although some prefer getting title deeds before committing themselves to long term projects. finally, since most land is held under one title n succession seems eternity, how can one access the mother title (copy)? for: authenticity, ownersip or any encumberances.
any participation is highly appreciated....

The "Mother Titledeeds" were issued in 1993. Mo1 was guest of honour at the ceremony (Title deed issuance ceremony). The land then started being subdivided and sold to groups chamas etc I guess that is when the certificates came about.
If you look hard enough with patience you can find people with title deeds question would be if they are willing to sell. In some places am sure you can still find people who can give u the history of the change of hands from original owner down.

Most of the land from Ruai all the way to Koma Rock [the hill] was originally belonging to societies/ranches. Instances of mother title and certificates will be the norm rather than the exception. The land around KBC [the small hill] is gov't land, cases of fraudsters have been reported and even after the authorities erected boards warning would-be buyers, the same boards were smeared with some black stuff.
Past Koma Rock onto Katulu,Nguluni to Tala, the titles came out a year ago,held by individuals and mostly clean.

much appreciation for the info, so how would an investor know the authenticity of the piece of plot one is buying since anybody can issue a certificate worse all double allocation,local municipal authorities are not trusted esp mavoko after what we witnessed last year."instances of mother title n certificates is a norm" is the problem land officials or land owners with title deeds, or worse all deceased hindering succession?

Use professionals e.g., lawyers when buying. Not even sure whether 'certificates' are the way to buy land.
