Safaricom Investment Cooperative sold parcels of land sometimes back whose details are as follows:

TENURE:-Leasehold

LOCATION:- The property is situated off Juja farm road off Thika Highway near Corner Brook School. The property borders 100 acre fenced parcel owned by the Kenya Bankers Sacco, 100 acres parcel belonging to JKUAT and 20 acres parcel belonging to Pinnacle Business School.

ACCESS:- The property is accessible from Nairobi by Thika road up to Juja town, then a right turn into Juja farm road for about 6 kilometers

SIC land was 30 acres and a security perimeter fence is part of the plan for the land. Roads and services will be taken care of. Serious constructions are heading that route and soon one will look for soil and not see it.

There is on offer by a past buyer of a 1/4 (100X100) acre piece at value price of Sh. 2.2 mil. This price includes rich future value and growth. Guide area and plot maps available.

What sayz an interested willing buyer? I will connect any serious buyers to the seller.

Wow! 2.5m? A quarter? You mean the value has increased by over 800% in a year? What has changed?

Was that road to those plots fixed? I was there when the sacco took interested parties for viewing but we couldn't reach the plots. Even the double cabs didn't manage.

this land price burst will be very very catastrophic !

Its 2.2 and not 2.5 and of course o.n.o. Then again its not 800% increase since the plots did not cost 300,000. Please do your homework.

Land in Nairobi & its environs has crazy prices and i agree its catastrophic. But what can my soul do about it. Do you know how much Daykio are selling an 1/8 much much further inside?? At 500,000; and they do not butt an eyelid.

In this particular case, a willing buyer can quote their price and some bargaining and haggling can take place with an eventual agreement or otherwise.

Land prices for the time being will continue to go up. This parcels will have a different higher price next year a time like this just as they had a different lower price a time like this last year.

Am still selling my 24 plots not far from this area 40x80 going for 250K. Genuine titles (free hold)for the whole parcel but i will process the titles for the plots later. Call me on 0722440931

those plots are grossly over priced. fair value for a 1/4 should be around 1m. btw daykio are selling 1/8 plots in that area for 800k. just early last year the same plots were going for 250k.

Now Tigger, you are talking. My understanding is, that would be your quote, in the trade world that is always the first step. Am personally surprised that daykio have raised the prices of their plots by 300k (from 500k to 800k). This means 1/4 is 1.6 mil which is beyond 12kilometres from the super-highway.

Why do people still buy land at high prices when they could probably buy it at a lower price in the same area??? Try walking into any open land and talk to the few residents around seeking sellers of land. If at all they will engage you in any talk, they will inform you that the owners of land adjacent to them are not selling or are away at work in urban centres. Alternatively, they will direct you to some land selling agents whose authenticity is not vouched. The fear of losing your money when searching for land to buy follows you like a shadow.

When it is land being sold by cooperatives where we are members or by churches that have acquired a block for subdivision or by long known land sellers, the price includes a premium. The fearful shadow of lose of hard earned cash disappears. Repute is one reason why the likes of daykio or joska or ndatani sell their land at a premium. Second, the kind of neigbhours one will live side by side with matter most. Land in dandora may be cheap – why are we running in the opposite direction??? Future worth, for whatever – check if the land you are about to buy will in beyond 2yrs, 5yrs, or 10yrs will be a greater reason why you acquired it in the first place.

Making quotations is free, in line with authenticity, repute, worth, etc – try to drive and buy on site, you wont.
