Phase II will definitely be at a much higher price. The price for an eighth in that area is around 2m so the value of the building is around 5m, that's seems high for me but then again it's a gated community which seems important for some buyers.

In my own estimate, I think the BQ cost could be around 4M so if u added the price of the land at 2M, the developer maybe making 1M per unit, just wild figures from me.

I visited he site after seeing this thread. The interior finish is very good compared to other houses I have seen elsewhere. The price is quite fair considering the proximity to Eastern Bypass and Thika road. I was informed two houses are available for sale out of the six in phase I.

Still think it's overpriced. Without counting Cost of land, you can do the same for youself at 2.5M max

2.5 would be a tad too low for the cost of those units. I passed by there together with a valuer and his professional opinion is that the cost should be around 4M. If u add the value of the land at 2M, I still think 7.15 is a fair deal.

2.5m max for what ?
I would love to see a boq for that! for someone who has built a hse I can easily tell you have not factored in even the finishing that this guys have done or even the current construction costs
