Thought with the county governments coming through, the housing rent in nairobi would start come down... this bitterly is not the case... last year a two bed roomed house in umo, ksouth and its environs was priced at 11k per month..now u even pay 12k for a one bed room... why the abnormal behaviour?
If you dont want to use plan B, have a good plan A.

its called effects of inflation.it will take time for county governments to have any significant effect depending on how they are run.The day you see the big employers start moving some of their operations out of nairobi to the counties then maybe rents might adjust, but as long as people keep flocking to nairobi for employment things wont change soon

in 2013 is when the effect of county govts will be seen. I foresee a reduction of nairobi demand on rent and land hence lower land and rent prices. Counties will have the opposite effect-higher land and rent prices.

The moment people will stop arriving in Nairobi every year in droves, that's when the "how" will become visible. Less demand would mean less inflation on housing. With each county fighting for investments, reasons to be in Nairobi will reduce.

Lets share info on investments in Nairobi/destined for Nairobi that are likely to move to County Centres - showing why they couldnt move prior to establishment of county Governments.

For that move to make a significant difference in rents etc,the movement out would need to be substantial!

My take is that the effect of county governments will be felt beginning 2017! The first term, they will be like local county councils. SO I do not expect much from them.

@bwenyenye i agree with you and thats why i said depending on how county gvts are ran will determine the movement of people if they create substantial jobs in those counties. However knowing how our councillors operate today and kenyans not taking the job of electing their local representatives as seriously as electing the president, the county gvts could become a den of corruption, disorganization and you end up with urban centers like rongai, githurai and the likes
