Apartment is another name for a flat, especially in America and Canada
Also, I bet if you were to put the same property on the market with two estate agents, but one described it as a flat and the other described it as an apartment, the one selling it as an apartment would get more viewings)

flat sounds cheap, low class. apartment sounds classy, upper class.

Apartment is American, flat is English. In Kenya, apartment means overpriced A bad day fishing is better than a good day at work

I once asked a guy whether he lives in a flat in Gachie.. he nearly poked my nose explaining that he lives in an "apartment" around Gigiri.

There is no difference. It means you have 20 families living in one big 3, 4 or 5 storey building situated on a quarter acre, half or one eighth plot. The tenants/owners share the staircase, gate and parking, and sometimes a pool.
