LAND BUBBLE

Correct me if am wrong.... I thought the property bubble burst in the USA.

The current land prices increases are unsustainable in the long run. What if the high speed train network was completed as per vision 2030? Don't you think demand will go down and consequently the prices?

I don't think what we're experiencing or will experience is a bubble burst but a reaction to the current adjustment to the interest rates. The prices of property have no choice but to come down because they're currently over inflated. I think what we will see is a correction and not a bubble burst.

We have a case of high demand for land especially the speculative type. This, I believe strongly is contributed mainly by the growing middle class and intensive rural-urban migration.

Not unless county govts are given more powers and duties, I do not see their roll out bringing any significant correction but projects like the Isiolo resort city project could be a cure.

Maybe county governments should consider radical solutions on the issue of land e.g. provide it for free under JVs with investors as long as the developments generate wealth. Of course with the requisite checks and balances.

Under the new constitution county govts. will be the ones dealing with county land matters if I'm not wrong. So expect mega corruption.
