Any one who have dealt with this company? i was to buy a plot from them but seems they don't want the
lawyers to be involved.

Stay away man. Any sign of hesitation regarding lawyers, title search, site visit, surveyor inspection, land office visit. Dont touch bro.

At times I even go with the seller to the land office to physically inspect the title at the Ministry of Land (Tanzania) to verify the origins. You can never be to careful.

Make sure you do all of the listed above before you spend your money.

Why are they against the use of a lawyer???

how do they want you to deal with them, will they process the title for u? some property companies do the title processing at a fee(maybe they don't want to lose those fees) but they will give u the title number so u can do a title search. Why don't u get the title number then tell your lawyer to find out if the plot is genuine before u buy. they won't know u used a lawyer.

I already did the search and its OK.the problem began when i was to take the down payment,i took the agreement to them to sigh per my lawyers advice since then when i go to the office the director is never there and never return my calls and before they used to answer my question very fast.they just want me to give them the check without any agreement.

Those guys are most likely double dealing you with better verbal offers or the owner has changed mind..is there a guy called muthoka there?

Are Vineyard Properties Ltd in Thika? They have an office at Tabby House in Thika?

i am not saying they should not let u use your lawyer in drawing up the sales agreement but i've noticed some of this firms draw up a sales agreement for u immediately you make the payment. If u make the payment you don't leave the office without it. That's what most of them do.

I have never dealt with Vine Yard Properties but i made payment at Homeward Ward Agencies and went away with a sales agreement and got the titles after 1 month. Some of them are trustworthy and some of them are not. Find out if you can trust this guys and if u don't trust them run!!!

I have also dealt with them and have acquired like 3 properties from them.That's just how they do their things.Everyone has their own way of doing things.Are they the ones in South b,southgate?

The sales agreement will probably be drawn up and you'll also sign the tranfer forms before u leave the offices after paying.

whilst it seems people have dealt with them and have had no issues yet, i would advise that they give you the sales agreement draft so your lawyer can read through. once you have paid the money, your recourse of changing a ready made sale agreement will be limited. be wise, sio kiberiti unanunua
