Self help groups that grab peoples land and brokers. For these lands, the previous owners are normally organizations where even the employees themselves play a role in abating the grabbing. Ask me about NSSF land that was being grabbed. Some of it was being done by employees fronted by individuals or groups.

This explains how the houses were being built on KAA land under their own watch a few metres away.

Anybody with any idea if Utawala shopping centre and Ruai are also on a grabbed KAA or any pakas(soma kama mkamba)land? I was there this last weekend I the place seems to be growing well but most of the plots are on certificates.I hope they wont wait for people to continue building and wake up one day to tell them Its their land.

One thing that grabbed my attention is that aeroplanes pass high (several KM by my estimation) above the houses there .Is this a flight path too?

I actually had my lawyer as part of due diligence to peruse the court file for that case coming up tomorrow so i know this for a fact.

Syokimau/Mavoko is a tricky area even if the seller has a certificate of title from Mavoko you have to check with the nairobi registry to see if another does not exist already

Tuvok - this is a great idea. We can even buy them from Survey of Kenya or various land offices and make a database of reliable maps! Let us do it!

That database is long overdue. We should blacklist rogue agents and also the no go zone areas.

I have little or no remorse for people who go buy land for speculative purposes as is the case with most Kenyans. Buy land in syokimau and wait for it to appreciate is as good as a pyramid scheme.

but I'm finding it very hard to believe that everyone in that area was silly enough to buy land in an area when they knew it was illegal. That is not logical.

The only logical conclusion is that they were hoodwinked by everyone from gov't, municipal offices, lands officials and even their own lawyers. That my friend is a dangerous recipe which begins the downward spiral of property prices in Kenya.

Who wants to buy my plot in Syokimau?

@alma, do u own a few shares at the NSE? Are u waiting for them to appreciate? I wouldnt pity u either!

How does the law work, assuming the owners were innocent victims of fraud. My question is that they must have had some form of official govt document to even get approval to construct etc.

The fact that KAA watched them construct those houses to me is proof enough that their rights to the land parcels were genuine. Any progressive judge who understands the spirit of the law should make KAA/gava to compensate them fully, for the.

Na hao wezi should be arrested, employees of KAA and the people they worked in cahoots with.

My advise to anybody whose proerty has been lost through gava's incompetence, just get yourself a good lawyer, sue and be patient.

From a property seller's point of view, I normally advice for due diligence (official and non-official). Official means a search that gives info on how clean the title is (no emcumbrances, restrictions and cautions). Non official which is equally important involves establishing the history of the land and in most cases talking to residents who suprisingly have very good info. I personally had a plot in syokimau but in the clean area and interestingly I bought it in 2002. Back then I talked to a few residents there and they pointed out that there is a section which is contentious and is claimed by Airport if I can quote their exact words.

The info has been there but I know some kenyans tend to ignore this crucial facts. I am also convinced that none of the owners of demolished properties has a title. If there was, am sure by know it would have been paraded.

Let us be a bit careful and do proper due diligence. For us who sell properties, we are very keen before we commit any money, at least we carry out proper due diligence before we subdivide and sell to customers.

@wazuans I think TITLE DEEDS in Kenya are just pieces of paper that can be manipulated by the so called Government of Kenya and the corrupt systems therein.

For heavens sake why do we have a Ministry of Lands that can and has and continues to issue duplicate title deeds, I think if you own land don't lie to yourself that the deed is proof,it may be in someone else name at the MoL with a complete set of original documents issued by the same legal issuer of these documents,its so sickening....These atrocities being committed by the government that actually issued this titles is so spine chilling.Actually do land owners have any rights? Do title deed holders actually have any rights in this country?

Finally may those who facilitated the mess rot in hell and be haunted by the cries of these innocent and hardworking Kenyans..
