Hey guys, with those of you with Nairobi/Kampala/Kigali/Kinshasa experience along with others I would appreciate your general comments on this thread.
In Dar-TZ, you can get large tracts of land in the 1,000- 5000 usd per acre range if you buy them from the local villagers and then proceed to make the townplan and title deed your self with the use of municipal/govt surveyors and land officers.
Now this is a risky process, and time consuming (can take up to 3 years in Tanzania to do!). However the profit margins are high due to the scarcity of land in the city along with the HUGE demand for plots if you chose to subdivide the plots.
Let me give you an example. About 55 km from Dar es Salaam City , 3 km from the tarmac and electricity (dirt road) and 1.5km from the beach you can pick up land for around 2000 dollars an acre.. NO title only village documents where you then have to proceed to make the title your self.
Now regional and international Wazuan's you guys can tell me, have you done this before? Have you made it big? Has it made you a Donald Trump Junior?
ALSO are these kind of prices cheap or expensive compared to NBO/KMP/KIG/Kinshasa????
AND is Subdividing land as easy as it seems? Or are the other headaches Im not aware of!
I suggest we put up some kind of comparison review on how much local land prices are in our respective areas when it comes to buying land in the outskirts of the CBD... Also the type of margins we experience when subdividing the land!
