I am hoping to construct a flat with 22 single rooms per floor....maybe start with two floors and progress slowly...Got the NCC approvals already but my QS speaks greek hence I am trying to do some research....

These doors are good cause they are stronger and better if they are the genuine ones and well secured.

There are also fake ones ive seen that are soo light and fake that they are basically like putting plywood as ur door.

The ones on the website, ive seen them at a place near adams acarde roundabout but at a cost of 250k. I got one (double door) from Doshi at about 35k.

People, what are the drawbacks of using concrete hollow blocks in a slab for a massionette.

Is the slab weak!
Does it let water seep through.

Does anyone know what kind of mabati the CCN kiosks (like the ones outside Nairobi hospital are made of)? They look very neat and worth implementing.

@ Tito44-its called Box profile. The usual mabati has a curved profile. Price is more or less the same for both profiles. Usually, the thicker the mabati[gauge 28,gauge 26 e.t.c] the better it looks since it doesn't get dented easily. Thats why the stone coated steel roof tile e.g harvey tile look neat since they are mostly gauge 26 in thickness.

One more question, i have been seeking for building approval from one town council close to Nairobi. The council is giving the approval subject to change of the plot from free hold to a 99 year lease. Is this legal or am i being ripped off? Your advise will be appreciated as i am at a lose as to whether go on with the plans or cancel.

XSK, that is weird. they are simple asking you to start paying rent on freehold, no? please confirm that you are not confusing rent with rates.

My biggest concern is this one below

The council is giving the approval subject to change of the plot from free hold to a 99 year lease.

They need me to start paying "peppercorn rent" whatever that means!

was the LL initially owned by the council/government, probably a subject of some controversy? in which case you are governed under the Government Lands Act; if not then you are governed under the registered Lands Act Cap 300 and each Act bestows to you different rights. kindly seek more information from the council and consult your lawyer as this is no question for an architect. i'm not one myself but i know land law. I wouldn't exchange freehold for any other!

Its not a subject of any controversy. I have spoken to some people who have recently developed in the same area and they say that the requirement has been there for some time now. Apparentl all new approvals have the same condition imposed.

I am so pissed off!!!!

to anyone who knows the answer. in the cost of buying a house is the stamp duty included in the asking price. e.g nyayo embakasi houses advertised at 6.1M. Does it imply that I pay NSSF 6.1M as total cost with no other charges.

stamp duty is paid by buyer and is not included in the price of a property
