Very much possible, even 4 times.

Bought half-acre towards Kisaju some 3 years ago; right now, 1/8th is going for the same amount of money that I bought the half-acre (around 500k).

Land is a fast way to build a fortune, if well selected.

It will be my vehicle to fortune building.

Hunder do not be discouraged as its already been done. Sample this,

Kitengela Peugeot SACCO - opposite Kitengela International School - 2km from main road

1/8 December 2008 - Sh 300,000 offered Sh 750,000 a week ago but not selling.

Sabaki -Ubora SACCO (KEBS) project

1/4 November 2010 - Sh 1.45 million (initial was 1.2 m but the mzee was sharpened by his workmates) - offered Sh 2.5 million in January 2011 but also not selling.

You may not get 200% appreciation but 100%+ is possible. I would recommend that you look along Mombasa Road and Thika Rd. Na usiuziwe road reserve. There is a road that is being built to connect ruiru to Athi River through Kinanie (part of the northern corridor project). Construction is already underway and is now 2km away from the main large sewer line that is near Kinanie. Wanandege property next to the sewer line was going for 800k per acre for members and 1.2m for non members. However all the plots are sold unless ulete 4m nikuuzie yangu (not a chance though because a themed city will be built just opposite the wanandege project. I would recommend that you explore that area.

If you decide to buy in Konza, I would go for the land next to the hill with masts on top...that is the future milimani of ICT city.

The way hot land deals are being dished out with mega returns is not a good sign. This reminds me of 2006/7 when the sasanet, deci etc popped out of woodwork with juice returns. Since stocks are bound to head lower, more will be tempted to jump into this land hot deal bandwagon. Tread carefully. Stay away from this 100%+ unrealitic/unsustainable returns esp in just under a year.
CBK has jerked up a shock rate hike that will affect lending. With no easy lending around, buy pressure will slowdown for land.
Please note I'm not against real estate investment, just that those 100%+ returns in a short span are dangerous business.
$15/barrel oil... The commodities lehman moment arrives as well as Sovereign debt volcano!

my sacco(Safricom) is selling land in Kisumu just 6km from the city center and 3km from the Kisumu – Kakamega.The area is just 3kms from the Kisumu – Kakamega road and is opposite the SOS children’s home site.
Plots available:I've been informed that the land is on cotton soil

Hi Hunderwear,i think i have just what you are looking for.Especially if you are looking at a time frame of 1 to 3years,its very possible to achieve your objectives.
The most exciting project that we have currently is some 100Acres that is situated along the bypass that will connect Msa Rd to Namanga Rd.
The bypass will be the diversion of the long trucks so that they do not go via Nairobi on their way to deliver goods upcountry and to Uganda, etc. That means that towns will grow along that bypass the same way we have such towns as Mlolongo and the like. I would advice anyone with cash to spare to get as much land as he can along this bypass. The price is Ksh380, 000 per Acre.Ready Title, Freehold, free viewing. Viewing of the land is every Saturday and Sunday.

Remember, its strategic value is tacked away in the planned developments of the grand ICT CITY. Investing in land, as we always hear, is always a wise decision; investing in low cost land maximizes the return on every shilling invested.

Practically talking, let’s assume Mark buys land in Karen today costing
Ksh32M per acre. Within 1yr, this land may have risen to probably Ksh 42M.
The 10M rise in value is impressive to the eye but it is only 31.25%
increase in value. Mary goes and buys land that is costing Ksh. 380,000 per
acre in Konza today. Without a doubt, that land will be worth a minimum of
double the current price. That means 100% increase in value. In 1yr, if Mark
and Mary invested 32M each, Mark will be worth 42M while Mary, having bought
84 Acres valued at ksh760, 000X84acres= 63,840,000. In this case, Mark can
enjoy the status of owning a prime piece in Karen but in the real sense,
Mary invested in a much more lucrative deal though it looks like its in the
bush.

Hot deal prime land in Kitengela 20Acres at Ksh.950,000 per Acre.The land is located 5kms from kitengela town.Then you branch 10km off the main road-Namanga road.it is 10kms currently due to meandering alot(but when road will be done, it will be 5Km) from tarmac near where KCA has bought 100Acres to construct its future campus. Ideal for speculation, building hostels, quiet serene residentials, green house farming like the neighbouring farms etc.
