Fake title deeds and IDs

Many have lost money to fraudsters who forge Titles and ID to sell plots they do not own. As a precaution, i think it is necessary to have these documents from the purported seller verified before you pay that hard earned cash. I know banks use the services of experts to detect forgery of titles and fake id's using the Registrar of Persons database. Would anyone here have contacts for such experts?

BM Security do it for a fee of less than Sh 1,000- I think Sh 250

The fake IDs scam happens a lot in Juja. Be careful. Good to know there is a way out

Thanks. I will use their services for a plot am in the process of acquiring. I think this will become a necessary service given the mess at most land registries.

A friend of mine smelt a rat in the middle of a land transaction and had to request for verification of the seller's ID and title and was able to save his cash in time. The shocking bit is that his lawyer had done a search which could not detect any anomaly with the title. It was later revealed that the fraudsters had colluded with land officials, so that when the search was requested, the lawyer was given the fraudulent documents but did not suspect since they were after all being issued by the Lands Registry!

All the best as you hunt for plots but please exercise utmost caution - fraudsters are becoming sophisticated.

For sport: He had used a contact at the Bureau of Registration who detected ID was fake, he then returned for another search at the lands office only to find the false title documents had been withdrawn (after the fraudsters had confirmed the first search was conducted) and now the right title documents had been returned and were in the name of other people.

A businessman conned shs 23m in a land deal in syokimau (sunday nation pg. 20). The land belonged to Mutula Kilonzo. The conmen had forged ID's and title documents. Case in court. Mutula's other other parcel also sold to unsuspecting buyer who subdivided and sold to other unsuspecting buyers. Be careful with land in syokimau and greater athi river.

this is just beyond understanding. I really cannot put my finger on it.How can u spend 23m on a land deal and cannot spend ksh 1000.00 to verify the title deeds. Thats absurd.

@Findel, I specialize in Identity fraud detection which is at the core of Title Deed scam, the way I know, once you unmask the Identity thief or con then title deed fraud is also sorted. Niko na GoK so I won't charge you since the software I use ni sare. I am keen on going solo as a consultant though maybe next year.

Reading this thread i get i sigh of relief..for Ksh1000-Ksh250 to verify documents. Thats should be part process of land acquisition. But more so do a thorough back ground checks and trust you instincts.

On anaother note, if i do an official search at the lands registry and they officially confirm a wrong name, If I lose my money, why should I not recover it from Govt?
