This 4 unit project (small and humble) is our first foray into the Kenyan real estate development world...so it's been exciting and scary at the same time.

The mortgage for the full Ksh9.6M depends on 2 key things;
- your mortgage lender's interest rate charge. Different banks or mortgaging companies in Kenya will charge you different rates. As low as BBK's 11% going up
- the repayment period (i.e. depeding on your income level, how many months can/do you want to pay off the home for?)

In general, i wouldn't advise you to take out a mortgage on the entire 9.6M for this (or any home purchase for than matter).

The best thing to do is use your savings as a deposit and mortgage the remaining amount to reduce the repayment period and monthly repayments you'll have to make. You'll also save on the interest charge.

HFCK has a mortgage calculator and you can play around with the numbers here to see what to expect depending on different amounts.

One more thing i forgot to mention guys....the amount IS negotiable (rem you’re dealing with the owner/developers here smile

And in addition to helping you get the financing on the home, we'll also help you - free of charge - to arrange to get your personal tax relief from KRA.
There’s a mortgage interest relief for owner occupied property of Ksh150,000 per year. (This is where you’re paying for your house through a registered Bank, Insurance Company, Building society or NHC).

If you're registered with an individual pension scheme, you also have the option of diverting the funds towards paying for the house (but only if you're a 1st time home/property owner though)

@ Rahatupu, expensive compared to what? Let us give the guy info that could help him position himself better.

@Savant, The house looks good. However, where is the location, link to highway, railway hub? I have seen others just behind that famous pub cum petrol station ( I forget its name) that are going for 7.5M. They are in a court of about 6 and are reddish/ Orangeish in colour. ( for the ladies, please don't crucify me, I was taught only 12 colours)

bwe... if you compare monthly mortgage repayment in this scenario u will be repaying much more comparef to your neoghbors yet services and amenities are same even land size. the area average in case like this is 6m

Savant - I would like the pictures, and any other marketing materials that will give me a good perspective of the place. I would love Google earth coordinates because they allow me to have a bird-eye view plus other benefits e.g., calculate distances to roads etc my coordinates are ndaragwa at yahoo dot com.

On first impressions, the design looks great. If I were to contract you to construct a similar property on my piece of land within Kitengela, about how much would it cost me ? and would you do it ?

@Rahatupu, i get where you're coming from.
However, in reality there are very many variables at play here....

In all honesty, on our end, the greatest challenge was economies of scale. We started off small so we weren't able to get the kind of discounts and lower financing rates/backing that the large developers get.

At the end of the day, we're looking at not only breaking even, but also sustaining the next project - hopefully, 2 times the size of this one. We'll then be able to offer more competitive prices to buyers.

I'm thrilled at how well we've managed though. 1 year, 4 units, 3 sold....! :d/

The houses are approximately 30 minutes drive from Nyayo Stadium (in light traffic that is).

Also @Ndaragwa allow me to get the exact coordinates for you... will post them here in a bit. (Google Earth? wow, you're serious!...)

There's a virtual tour of the house we used during the initial marketing stage. I'll try n get that to you as well.

You also have the option of breaking down the various aspects i.e. contract us to....
- create the architectural design/blueprints
- do the interior deco/finishing
