I have three acres in mambrui located by the main road. 10 minutes walk to the beach. Electricity easily available, wells can easily be dug. It is a wonderful magical place. I cannot sell to Italians even though they are offering crazy money as i cannot stand selling out our heritage to foreigners. I need ideas on how to develop the land. In the interim I was considering setting up simple green houses tomatoes capsicum as the local school will be a ready buyer. In the long run however I need a established scheme in place. Holiday resort, residential college maybe, fun theme park though not sure how many people will be willing to travel to mambrui!
Any one got ideas? Much appreciated.

Eco cottages is certainly worth considering but I need a reliable advice and local reliable contractors. I also need a feel of the Market for Eco cottages especially the local tourism potential.

I love Mambrui but there are challenges with water, and also sand dunes.
Business opportunities are like buses, there's always another one coming

Theu pole I haven't had a chance to email been very busy but will drop you a line.
Regarding challenges on sand dune water etc surprisingly water table is quite high and water is easily available, wells tend to be very shallow and water is not saline at least where I am located. I personally would not buy first row beach plot because of the sand dunes. With time the dunes are shifting towards the village but it can be managed. Mambrui now has a lot of Italian villas so it's has easy availability of electricity and roads are in place.
I am again lucky that I have a great location just at the entrance to the main village not being too near for the noise etc nor isolated.
In terms of land prices it really is a mixed bag. Most of the valuable land has been en bulk by a British chap and italians. They are selling very expensive , 10 million plus an acre and even this is hard to get. Considering villas are going for around 15-20 million when they are hardly more 2 million you get the picture. If you buy within the village or where locals live you can get land for affordable prices ranging from 250000 to half million for a plot. I was offered a plot with an incomplete building structure for 550000 but it was not an ideal location n the real value would have been much less. If you go further out towards gongoni it gets cheaper and along the beach you can get plots less than 5 million if you know the right people. But you have to be very careful as there are too many brokers and too many shady deals. You must go through trust worthy locals who know the history of the land.

thanks @Gwazi for the info. i'll try whether i can get any chap from those sides. i only need the plot for the future(retirement) 10+ years from now so i can buy anywhere out hoping there will be amenities then. If you can you can link me up i wouldn't mind @ a commission. The brokers down there are from hell i can't deal with them.
