Estate planned in Athi, just after Valley View. I understand that construction has started, but the website (http://www.sunsetboulevard.co.ke/) quite scanty on details. Spoke to a person on the number provided and learnt that 1BR are going for between 2.1M and 2.5M, 2BR between 2.9 and 3.5 and 3BR between 4.2M and 5.1M.

I understand the developer has an office at Greenhouse Ngong Road (that new building with red rings).

Anyone with a due diligence report?

I have seen the same billboard about the property at Athi River - though the road from Mombasa road to the place seems so bad.

My thinking now is that it may be better just to struggle and get 1/8th acre that is well located and build one's own House rather than these expensive apartments!!

I wanted to make a down-payment for apartments on Mombasa Road near the same place but after asking guys, it is not the right decision (to me, because I have small plots here and there).

With around 600k; one can get a reasonable 1/8th acre piece of land and then look for money to build slowly.

The thing is, there is no short cut .... eventually we pay the price, whether through those apartments or one's own piece of land.

Best of all, through Daykyo, one can acquire a plot in an affordable manner.

The main agent for this property is Fortress sthg. And it appears genuine. Not sure construction has begun. They're reducin the no of 1 bedroomed flats and increasing the 2 bed ones. I can get the email address tomorrow if still interested.

The developers have good layout plans, but that alone does not entice me. I look at livable area first, then outside (the commons). If what they have given as 'size' in the excel sheet is the plinth area in sqm, then 2 br and 3 br Apartment of 51 and 93 sqm respectively is a bit too small, with very tiny bedrooms I guess. The off-plan prices were good though for the area, esp. for a buy and sell when complete.

51 sqm is the 1 bedroom. 2 br Apartment are 70 sqm plinth area. Still tiny. Same developer of Greenhouse Office Block Ngong Rd, plus a number of accomplished projects in their track record, so quite credible.
