Ngong title deed, where to get?

I got a plot in Ngong in november last year through a lawyer. I however havent received the title yet. he claims the lands office was moved from Kajiado to Ngong and in the process the office is still not operational.

He has given me this story for over 6 months now, has any dealt in land in Ngong since November last year to let me know if this is true?

There is some truth in what your lawyer is saying.
However in Ngong and Kajiado there is a shortage of blank titles so if yr lawyer thinks he can sit in nairobi and make phone calls he will take years to get the title.

He needs to do what the brokers there do. Go buy a blank title and walk with it to the office where titles are typed out.

Thanks Pablo, I am relieved to hear that. i was a bit naive when i got the place and was still learning so I made the mistake of clearing his fees before I got the title, needless to say he doesnt find me as useful anymore.

I will suggest the blank title to him (if he picks my calls), any idea what what blank titles cost?

@ the truth is that too many brokers are feeding on the inefficiencies at the lands ministry. the shortage of blanks is imagined to ensure the cheese keeps flowing... ask orengo. with a sharp lawyer, u walk in and walk out with the deed. aache pang'ang'a ya armchair

You first have to get an assent from Ngong then you have to go to kajiado for the title...you have to know someone there ama a local lawyer coz he can talk to the registrar he reserves a title for you...

sorry its supposed to be the consent from the Land control Board I think they sit once a month...

Dont talk too loudly on issues you really dont know about. It reflects badly on you.

At Kajiado, once u get the green card of the land, buy yr blank title right there. Armed with the green card and blank title your title is typed as you watch. The price of the blank depends on who you know.

This is one way to do it another is to sit and wait for yr title. The choice is yours.

@Kiterunner, I bought a property around December 2010 in Ngong and Title was ready in 2 months. I did exactly what Pablo suggests. The lawyer was the biggest nightmare, i did it myself. Pre-requisites; green card and blank title, which u get from the lands office at Kajiado.

@lennz I am going to do just that, i hope it doesnt cost too much, the bugger charged an arm and a leg toconvey the property and now he s unreachable

That is one answer I would want to get. If you go to Kajiado for a title search, (to confirm the land is actually held by the ID owner you met), you pay 500 to a government office. When you take the yellow receipt to the registrar of lands, you are told to come back the next day for the results. Traveling to Kajiado costs you the whole day plus transport is like 1000 on fuel. So, you cant afford a second visit. On advise, I was told not to pay at the cash office but to pay direct to the guy doing the search. That way, I avoid paying the government. But I got the search deed results in ten minutes. Stupid government lost revenue, I became corrupt, but my business was fulfilled.

Question, who was the sick person who decided to make Kajiado to be the regional headquarters? The population there is minute to justify we in Kitengela, Rongai and Ngong going there. Its a sign that Africans are at times more closer to wildlife than humanity.

@Kihangeri, it doesnt make sense for govt to move it to Ngong, Kitengela or Rongai, how will that help someone in Namanga which is in Kajiado too?

Titles are still being issued at Kajiado as of last week. The Ngong office is operational on some services except issuance of titles. I bought a few acres in Ngong last week and my advocate took less than 2 weeks to get me the title. Email me for his contacts if you need his help.

thanks I will try pushing my lawyer a few more times before I give to take the file from him. Trouble is I have already paid him. If it doesnt work out I will come back to you for your lawyer's contacts
