Runda Northern Bypass

I am hear that plots bordering the Northern Bypass can be converted to commercial cum residential by NCC. Anyone knows about this info?

And that will kill the aesthetic value of the area.... isn't this exactly the reason why residents did not want the bypass built next to their estate?

I think it depends on what form of commercial activities take place there. I know of people with commercial properties in Runda and have had them for years.

@ moorings: change of user of a plot is a simple application submitted by a registered planner to the local authority giving concrete reasons why the plot usage needs to change from X to Y as previously zoned by the council. A very viable reason to change from residential to commercial is when a major highway passes near the plot-as in the case of membley.
For example, until a few years ago, most of upper hill was residential usage. The NCC re-zoned it to commercial usage so as to maximize land use near CBD. Therefore, plot owners will have an easier time changing the usage here from residential to commercial and vice versa.It will be hard to get a residential usage in the same area.

@ a4architect.com, i recently invited city planners to evaluate the recent Northern Bypass road developments adjacent to private properties [plots] of individuals. They adviced that i consider change of user to commercial cum residential since am directly bordering the new road [Northern Bypass]. My only concern is whether i will get retribution from Runda Association.

Please advice me.

@moorings:once you apply for change of user, you are required to publish the intention on a national newspaper and give 2 weeks window period for whoever has issues to bring them up to the local authority. If the Runda association has issues, they will raise them then. The local authority i.e NCC has more power than the Runda association i.e it derives its powers directly from the constitution-the association derives its powers from a specific NCC bylaw. If their argument does not hold water, NCC rules the day.
I believe the runda asociation also requires commercial activities of a certain kind within them-as long as you keep your commercial usage to runda association. requirements, i dont see any issues.
In runda thre are many commercial ventures such as embassies, ngo offices,hotels, restaurants,guest houses, finger of god churches e.t.c

i invited NCC planners to visit plot owners and advice regulations for change of user. they gave conscent for change of user limiting to 3/4 floors i.e. residential cum shops and/or commercial cum multiple dwellings. infact the plot owner at the corner of the bridge of the northern bypass road and kiambu road has applied for change of user to put up a hotel, approx. 1 acre and another owner right across the bypass road for weddings and carnival type of business. NCC has no issue as long as plot owners are in harmony with the runda residents. matter of fact: in runda there are not hotels, apartments, social spots [apart from Lord Errol which is pricey], commercial offices etc so most guys are targetting this dormant market. a couple of my neighbours who own plots adjacent to mine who do not have the financial capacity are considering selling off to investors and relocate elsewhere.

Justice should prevail. Runda residence have blocked all access roads from the New Bypass road. I have been affected as the access road have barriers and security personel who refuse any vehicles to pass through despite it being a govt road.

The hotel is coming up fast. I thought they were apartments.

Runda residents are very selfish and unrealistic. We have public roads passing through Muthaiga, Lavington, spring valley, karen etc etc. What is so special about Runda that all access roads from the bypass have to be blocked?

Very very selfish!!! They said the value of their mansions will decrease from 100 million to 20 million if the road is built.
