@african Coloner,6 flats of 2 bedroom flats? there seems to be some grammer mix-up somewhere.

I think he/she means a building of six 2 bedroom flats

Two on each floor, making it six for three storey

it depends on how you intend to do your construction. If you use a contractor work out the grossfloor area and multiply by 28,000/. this will roughly give you cost of construction but excluding any professional fees, council charges and land costs.
if you do your own construction and you are well versed with the construction, then you can discount the rate by upto 30%, but this is just but a guideline

@nyagao is right use a contractor it will cost u 25-28k per SqM use labour contracts could come down to 14-15k SqM (excluding exterior works)

Just wondering how u got 6M. Unless ur flats are 35SqM each. Depending on location typically a 2br flat could be at least 80SqM

to get an estimate, employ the services of a QS. to get the exact cost of construction, distribute the drawings and unpriced Bills of Quantities to a minimum of 5 contractors and ask them to price independently. This way, you will be able to pick out the lowest/best quoted cost of construction
